Thanks all, based on north east England. It's no,sale no fee so will check contract and see what leeway we have to cancel the sale as it does seem expensive and I've not been happy with how long they take to answer emails etc (2 weeks with 3 chasers sent!)0

We had three agents value ours - £190k listing, highest was 1.4%, lowest was 0.8%, we negotiated the middle one (1%) down to 0.8% as I liked them better.
I think your agents sound like rip off merchants!

Be prepared to lose a percentage of buyers though...
I'd strike it off (unless maybe I'd been looking for a few months and there was naff all else on the market - if the fees still put it in budget).

If you receive a lower than asking price offer, tell your estate agent that they should swallow a little of the 'loss' and accept a lower commission price too - your contract could be rewritten.0
