What is a reasonable EA fee for selling a house?

We got some valuations done when we decided to sell, and the fees for the two EA's that came were roughly similar so we went with one of them - their fee is £2800 if sold within 12 weeks, otherwise £2400.
I am now not so sure if this is a good deal as the list price is £70,000 which means 3.4-4% fees, but I've seen some mention of people paying far less than this.? is this average or am I being taken for a ride?

on a sole agency basis, 1.5 - 2% is achievable.
However at the lower price-range, as here, EAs may either only offer a fixed fee (as you've found) or a higher %, since 1.5% of nothing is nothing..........0 -

I suspect it depends upon the property valuation as we've been quoted 1% on an approx 400000 property.
Although another local agent is 1000 +VAT0 -
Where do you live? Those percentages seem very high, but since my experience is limited to London and Yorkshire it's possible that things are different elsewhere0

I have always negotiated down to around 1.25% or less, sometimes 0.8%.

There are often local agents which will charge in the region of 1 to 1.5 % plus VAT, but that's on properties with a value of around £200K. I could see why they might not offer that rate for a £70K property.

Do you actually need a traditional estate agent? If the property is likely to be easy to sell an online only agent to get it onto Rightmove and Zoopla might be sufficient.A kind word lasts a minute, a skelped erse is sair for a day.0
