    I think it's a shock for FTBs to see what's available at what cost.

    They're often moving from their parents' house or a rented property, both of which are probably larger / nicer / in a better area than the place they can now afford.

    They're not thinking that their parents have moved several times up the ladder since they started out as FTBs themselves.

    I got fed up with their lack of research and imagination. "It's too small" they'd say. Well, it's no mansion, but didn't you read the room sizes before you wasted my time booking a viewing? And what about the potential to extend?

    "I didn't realise it was this far from the city centre" - ditto wasting my time doing all the prep for a viewing.

    I think anyone responsible for teaching an FTB about house-buying (their parents, older siblings and EAs accompanying viewings) need to get them to realise the value of doing their research. It'll give the sellers more confidence to accept their offer too, if they know the buyer is serious and has made an informed choice.

    It's got a king sized bed in it plus two other beds so not exactly a small bedroom. You can fit a standard double in two different directions depending on desired configuration.

    TO confirm you can for two beds either side of main bed and walk round the bottom of whole bed in current configuration. Kitchen is moving into corner of sitting room and excisting kitchen is going to be a bedroom so two double bedroom. There is also a large 7 by 3ft cupboard so you could put a shower ensuite in their if you wanted.

    That's the other flat but it went for offers well in excess of asking price to investors.

    Its thin though. So it is an awkward size to deal with. A 12x10 would be better than a 13x8 from my point of view.

    Your biggest problem is the size, that place is tiny. It looks like a kingsize bed crammed into a room that would still be cramped with a double. I really don't like the bathroom layout, I know that's a personal thing and might not bother others but the bath randomly in the middle of the room and the loo all the way down at the end just doesn't seem well planned.

    The living room looks too cramped. If you want to sit three or four at the table the whole table would need moving. Even if you just want to grab something from the shelf in the corner either the TV or table would need moving to get to it.

    The floor plan says it has a kitchen/breakfast room when in reality it is just a small kitchen.

    Seeing I wouldn't really say it's suitable for most first time buyers, it may go as a BTL or a company buys it to provide accommodation to go with a job but it's only really suitable for a single person and many FTBs are couples. You really are limited to someone who happens to need somewhere in that area but also doesn't mind not having much space.

    I don't know the area so this may not be a desirable area but there is this two bedroom house for less within what looks like a few minutes walk of your flat http://www.rightmove.co.uk/property-for-sale/property-60300688.html that is more likely to appeal to buyers than a small flat.

    Really the only way you will sell is to drop the price and hope that someone who may not really want a flat but can't afford anything else buys it.

    You've already done that by saying the flat above yours went for £3k less than you would accept. And we now know that the flat was advertised for £15k less than yours at £80k.

    You could simply have answered the question, "how much did the flat above your sell for" without all the evasiveness, and the subject of your minimum would never have arisen.

    I wouldn't want to do business with you, that's for sure.

    Okay, as far as pics go:

    1. Front of building should be first pic. Try to get owe that just shows that building and minimum shots of the buildings either side. Is next door a guest house? That would put me off.

    2. Lose the shelving with whatever's on it - CDs? DVDs? Books? It needs to go. Pay for a small storage unit if you have to.

    3. Wouldn't have the sofa facing the table and telly. Can the sofa fit on the wall opposite the fireplace?

    4. Lose the chair in the kitchen.

    5. Bed on wall opposite window so feet are facing window. Long narrow room, so bed should not be in the shortest bit. Lose the third bed. If you have a child or someone sleeping in it, swap the sofa for a sofa bed, or use a blow-up until you sell.

    6. No window in bathroom would put me off, but then it's reasonably common with flats. Big mirror would help.

    7. Garden - lose that random chair. Bistro set on the patio would look more appealing.

    I know they're picky things some of them, but believe me in this case with such a small property you need to make it as appealing as possible.

    Remember that all these fussy/stupid/unrealistic first time buyers are actually buying properties. They're clearly all finding more for their money elsewhere.

    As with nearly all threads like these it's all down to price.

    I've got to agree with people saying there isn't enough space for an extra bed. You also do not have enough windows for the an additional bedroom. It's also listed so you won't be able to add a window.
    Also (a quick check) plymouth require 55sqm for 2 bedroom flats yours is only 53sqm so you're not likely to get permission.

    PS I only look at sizes after looking at pics. From your pics, I would never guess that kitchen is anywhere near as big as it is. Same with the lounge, and most definitely with the bedroom! Either the photos need retaking, or things need moving out (actually, both need doing).
