If the responses are too much needs doing, then get it painted/decorated and bring the standard up a bit - £500-1000 would probably make a dent into it. You may even find you could then up the price a little also.
Some people can not imagine and they may need a little bit of guidance. I bought "our" house 4-5 years ago. The house needed gutting and doing from my scratch, we had no competition when making an offer. My Mrs had no interest in it all. The only experience I have had in regards to viewings are the two houses my parents sold they had around 15 viewings in a week period for both and had several offers of the asking price.
If you have only had 30 viewings in 2 years and no offers then there is something wrong with your property probably price.0 -
Right it's in the best area for city but priced at same price as flats in worse place. We were priced at 15k more when initially on market. We reduced heavily when buyer fell through as wanted a quick sale and other flats in area are priced 5-30k for similar sq ft.
Retiring person would not liable to be interested due to number of steps and no lift.
Does not help that property market in area has still not recovered from crisis!
I have had multiple agents round and even considered auctioning it. Auctioneer said it was far far too nice to auction.

It's estate agents that's saying ftb are too fussy. Reasoning if it was overpriced we wouldn't gets viewers and they would go on to offer on something else. He is seeing buyers he saw a year ago still looking.
Btw flatabove mine (need of total renovation and new ceiling ) went for 3k less than our min (sale is going through now)0 -

Ask the estate agent what sort of properties these fussy FTB are buying and in what price bracket. FTB in Plymouth must be buying something.0

Since it's been on market we have replaced bathroom and re painted and carpeted and floored throughout even replaced kitchen cupboard doors.
We are actually applying for listed buildings consent and are going to change it to a 2 bed hoping that may shift it:0
