    Seventh Anniversary
    I feel I have learned more from this thread and the Mortgage waiting thread about house buying than any other bit of information online.


    For everyone that helped me educate myself through going through the house ownership process themselves I will forever be grateful for.. Thanks for posting how what when and even the where and why..

    I think I might have read somewhere that these funds can take 5 (!!) working days to get through. If that is the case then I would expect tomorrow to be the day - or maybe I'm straw clutching!

    I was supposed to have exchanged yesterday, but the solicitor's emailed a last minute enquiry asking it I'm happy with the fire barrier in the roof. Given that everyone's been totally confused about the existence or otherwise of any kind of division between that house and next door for the last three weeks I'm glad they've finally figured out what the heck's up there. It's still the first thing I'll be getting someone to check out though.
  • Hi all, happy to be joining you - our mortgage was offered today :j

    Short chain as we're FTB moving into an empty house as our seller moved in with a partner.

    Literally clueless as to what I should be chasing next

    • We're waiting on the homebuyers report, no one seems sure if it'll be emailed or posted. Hopefully nothing scary in there
    • The estate agent spoke with our solicitor today, apparently all searches are back and she's checking through and will then raise enquiries.

    Guess I should be seeing if the solicitor is happy all is progressing well

    If we can complete in November then I'd need to give notice on our rental on 30th October which does not seem far away at all. Would rather be safe than sorry but don't really want to throw away hundreds we dont have paying rent and mortgage.

    Saving for a deposit: £11,621.15

    I am just happy because so far we have heard almost from our solicitors and the conveyers everyday about what's been going on..We have the last 2 local searches going on right now and we were told that the coal mining one will be with us in 2 days time at the most. We are actually still on a high because our mortgage was approved... and we only started the whole process the 23 Sept officially.. I have never signed so many forms in my life.. or did so much scanning and printing..


    We have not used the words exchange or completion yet while speaking to anyone so the mere fact that the e-mailed mentioned those words today made me super happy..


    I am keeping a cool head as I have seen how many people are hanging on and waiting even when it seems the process should be over and done with..


    I hope you too keep a cool happy head somehow and that soon we will be all done with this part of home ownership..

    Well I didn't get my promised end-of-day update, again. Third day running. So still no progress. We are fast running out of days and getting nowhere at the moment. I presume my solicitor's systems are still down, so I have no idea if our vendor has answered the final 2 enquiries because they seem incapable of simply phoning the vendor's solicitor to ask. So fed up. :(
    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!
    03/06/21: Completion

    Or maybe they are waiting for a form at the bottom of the chain? Or a form for funds? I've no idea really as I know nothing about HTB ISAs. All I know is that one was mentioned in the delay in exchanging.

    Edit: Actually my solicitor mentioned "funds" in an email.

    Still waiting on more documents requested from our buyers' employer by their lender. It's a joke after 5 weeks. I have no idea if they have a HTB ISA, I'm guessing they do, who wouldn't?! Meh.

    A little update from me, we have mortgage ready, survey back, searches back (bar 1 additional environmental search), our solicitor sent enquiries last weds having received draft contracts and lease, by Monday PM she had not yet received a reply.
    Still have no idea on what timeframe we can expect for exchange, could be 10 days, could be 8 weeks!
