    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!
    03/06/21: Completion

    Brief timeline

    8/9 - Exchange was meant to be 15/9 but buyer's buyer pulled out.
    15/9 - Buyer found another seller. EA hopeful delay would be minimal as new buyer could buy previous one's searches
    9/10 - Chased solicitor - buyers transaction still awaiting searches
    17/10 - Chased solicitor - buyers transaction still awaiting searches

    Another day of waiting for the phone to ring and checking emails.

    Sounds like I'm not the only one waiting around! As I mentioned before, we're waiting for our buyer to agree to a completion date, a date that the buyer must already be aware of, as I told the EA this date a few weeks ago, and our solicitor also made their solicitor aware over a couple of weeks ago too.

    Our buyer's solicitor was emailed with our requested completion date again first thing Monday morning, but they haven't got back to us yet. Our solicitor said he can't request our mortgage redemption statement until they agree to a completion date.

    Our buyer is really keen to move in asap, and wanted to complete next week, which we can't do, so I really can't imagine him waiting to get back to us much longer. It seems weird they've been so keen to get everything done really quickly and now there's zero communication. Very strange

    Exactly this! Our vendor was keen to complete, but has been slow to respond to enquiries. Our buyers I don't think are in too much of a rush but have got most things done pretty quickly.
    Just rang my EA, my buyers don't have any queries outstanding, we are just awaiting the 2 from our vendor, however, the buyers' mortgage STILL isn't sorted despite being told it was on Friday. :wall: Their lender had requested another extra document. :wall: So we have actually gone backwards. :wall: My sol isn't replying to my emails, although apparently their systems are down. :wall: EA still thinks we can still complete by next Friday and said our buyer is happy with this, and as soon as we get these enquiries and mortgage back, hopefully today, we can move to exchange.

  • Hello :) Im new here but so glad I found you all as I am finding this whole waiting to exchange thing is starting to make me ill with the worry of it all.
    Our timeline is as follows
    Viewed the property 31/12/16
    Offer accepted 23/1
    mortgage agreed 16/3
    planning granted 14/7
    contract papers sent and life savings transferred 17/7

    then farmer re-mortgaged the farm 3 days before exchange :( cue all sorts of delays

    unilateral notices have caused hold up but they have agreed to clear the charge as other funds have been made available but now the vendor's solicitor isn't answering any calls and mine is away or busy or also not answering. My biggest dilemma is I need to confirm secondary school place for my oldest daughter and need to know which end of the country I will be living in...shoot me now I wish we never started this process but we are 12k in so can't really pull out now!

    Well I still have no update on our completion date. I called my solicitor's office this afternoon to be told he's away on a training day today along with the whole office so no updates today.

    Third Anniversary
    Nothing doing so far
    got the revised paperwork re the new price for the house im buying, the electronic version sent to my sols last fri
    The problem is I know nothing of where we are
    searches ..no idea assume they are done
    Buyer of mine progress ...no idea just know the contract has gone out (possibly)
    Vendor has been told completion should be by end of month but his sols mine hasn't told me anything
    Mortgage provider expects draw-down to happen before 4th of Nov
    I can only hope my sols is waiting until she can tell me a definite exchange and completion date before she illuminates me on the progress :o
