    Finally received an email from my solicitor yesterday afternoon (5pm on a Sunday, how much will that cost me?!) to say that they've now received the evidence for their last enquiry, which has taken weeks to get a response. They are checking draft contracts from the seller's solicitor and will then send to us - fingers crossed we see something this week and can exchange maybe next week?!

    Is anyone managing to leave a gap between exchange and completion? Our vendors really want 2 weeks as they need to clear the house of their mother's items (she's in a care home) but not until after exchange. 
    Same here.  I got a raft of documents from my solicitor yesterday.   Response to all enquiries, she's checked the contracts and emailed over to me.   So hopefully exchange this week.    She has advised not to exchange and complete on the same day, even though we are not in a chain, moving into empty property etc.  But to do complete within 10 days
    Hi,
    What was your solicitors rationale for wanting to leave 10 days between exchange and completion? Especially since the property is vacant...
    Not sure if it's something about shared ownership.  She said maximum of 10 days between.   The SO contract says we must complete within 10 days of exchanging but either way im going to end up having to pay another months rent on current property as well as mortgage on new property.
    Once we have the completion date we can at least order furniture. Being in rented property at the moment, we have no bed or sofas.   New kitchen has all the white goods though

    What ensued was me calling around letting agents for a new rental and everything was under reference. 
    Got to 5.30pm of doing this to realise I’d not heard a thing back from my solicitor about exchange. Too late to chase. 
    Looks like we might have to move in with family temporarily while we get a rental sorted. 
    I have 2 cats and 1 dog and it means I will have no choice but to put them into a cattery/kennel temporarily while we get a rental sorted (assuming they’re still even operating during lockdown) which hopefully shouldn’t be too long as we will get a rental eventually. But breaks my heart to be away from my pets but family have pets already and a small house so this is my only option. 
    I’m in the worst anxious state ever so please be kind. 

    Have a huge, socially distanced hug from me! If it wasn’t for my fab friend offering us her mum’s bungalow as a temp refuge, I don’t know where we would be. 

    Rental just isn’t easy to find if you’re not in the right area

    So waiting for solicitors to decide if we can actually manage the 27th for completion and when we can exchange. Really hoping it will be before the weekend though.

    So stressed and my to do list is ridiculously long!
    Keeping everything crossed for you.
    Hope house is as you remember it (or better) and all intact.
    Re the to do list: I have at least 4 different lists - one for the sale, one for the temp accommodation, one for the new (2nd) purchase and another for general life stuff which has been totally on hold for several months.

    After completing 8th Jan, I'm pretty almost at the end of the first list, and taking great pleasure in ticking stuff off all of them.

    Well the viewing was interesting. Known fault with the electricity meter means we won't be able to read it, and a new one is needed. And the property isn't fully cleared, and won't be. Vendors have moved back to mainland Europe. Nothing too bad, I might even make a bit of money from some of it! Just random though. They took curtain poles and light fittings but left a cot? Anyway kids happy enough, and we measured up some spaces for required furniture. 

    EA rang and is confident we may be able to exchange tomorrow or Wednesday. Completing on 27th when removals are booked for. I think Wednesday is more likely, but I must admit the EA has earnt their fee with this sale and purchase! They have been fantastic at keeping everything moving along.

    What a stressful day for you. I have three cats and a dog and have been worried about having to put them into a cattery and kennels if I have to move in temporarily with friends or relatives, everyone I know either has pets or is allergic to them! I hope it gets sorted soon.
  • Long time stalker but first time poster! I think it's about time I add my timeline in here, for background I'm a first-time solo buyer buying a vacant property (probate).
    28/11 viewed property
    28/11 1st offer 
    30/11 offer rejected
    30/11 2nd offer accepted
    01/12 memorandum of sale received
    07/12 AIP submitted 
    07/12 full mortgage application
    09/12 mortgage approved subject to valuation
    09/12 solicitors instructed
    11/12 valuation
    11/12 mortgage offer
    14/12 searches submitted 
    18/12 homebuyers survey carried out
    19/12 2nd viewing
    18/01 received A LOT of documents from solicitors including TR1 form, fixtures and fittings, initial report, searches back and some answers to enquiries raised.

    Not sure what's left apart from a few enquires to be answered. I don't want to get too ahead of myself but I think exchange may be just around the corner!
  • Just picked up an email from my EA and she says she spoke to both solicitors and they’re looking at exchange tomorrow but apparently one solicitor is now raising issues about the two week  gap between exchange and completion due to COVID. This gap was agreed throughout the process so I’m not sure why they’ve waited until now to raise this issue- it could’ve been raised before now. I understand this and get maybe something needs to be done to mitigate this risk. I just wish they didn’t wait until the last minute!! Mind you none of this has been communicated by my solicitor, I’ve had to hear about this from the EA.

  • Long time lurker (well, a few months anyway) and I need to vent my frustration!
    Timeline (FTB buying somewhere with no chain, by all accounts should be a fairly straightforward process. hah).
    1st September 2020: Offer accepted, conveyancer appointed
    10th Sept: Mortgage application sent
    23rd Sept: survey back and searches started
    6th Oct: Mortgage offer and documents
    7th Oct: search results back, solicitor notes need for indemnity insurance
    17th Nov: received contracts to sign and return
    4th Dec: solicitor says he's chasing the lender for the go ahead

    After that point, solicitor seems to stop responding/answering calls. Get an email on 8th Jan 2020 to say the lender wants more info from the seller. Seller provides same day. Solicitor says we should exchange that week. 

    Then, when chasing up, I get an out of office reply from my solicitor saying he's sick and to contact another person - her out of office states she's not back until the following week. 

    Finally get a response after multiple calls and emails, to say that the lender wants an indemnity insurance policy (you know, the one my solicitor was supposed to get sorted back in October). He's now on long term sick and no one else seems to have any idea what's going on. So beyond frustrated at this point. I know it's not nearly as long as some have been waiting on here, but it's the fact that nothing seems to have happened since October/November that's getting to me. And given the solicitor didn't do something that's now holding everything up, I wonder how much else he's missed.

    We're due to exchange on our sale today but our purchase won't go through for a few weeks (optimistically hoping) ...bunking in with in-laws until then.
    If our purchase falls through I honestly have no idea what we will do.
