    That’s my worry at the moment, making sure we have removals for the day if plans change last minute. We’re the only ones actually moving on the eventual day of our completion. 
    I have found, through painful experience, that the most important step a person can take is always the next one.

    We’ve come to terms with the fact the fact that we will most likely lose our deposit but there is nothing we can do about it and a small cost in the grand scheme of moving house I guess

    Hiya - I think I'm on this list (I hope!!) you'll have to tell me if you think otherwise.

    Had an offer accepted on the 30th October after some messing about from 2 fake offers. The accepted guy is a buy-to-let customer and seemed to have his ducks in a row - he even went through all his prep with me and the EA and looked ok to me. He was getting a BTL mortgage from Nationwide.

    I had an offer accepted on our new dream house the next day - place is pretty much empty they are not buying anywhere so chain free that end. My mortgage with HSBC was offered 6 days later (!)

    Anyway turns out that the buyer was ill advised with Nationwide and they actually sub this out to another lender. So while he has 75% LTV and was told that was ok turns out they wanted 70% LTV that he couldn't do - all that took 26 days to find out - grrrrr

    So on the 26th November he went to mortgage broker and went for a BTL mortgage with Satander (which is good news I guess at the broker would know right from wrong).

    They did the survey on 9th December by drive-by - all received ok

    Last week of December both solicitors said they expected legal paperwork would be ready probably second week of January.

    HOWEVER - as of today he STILL doesn't have his mortgage offer yet and I'm completely fed up and tired of this spinning around in my head. I can't get excited about anything or plan anything because I know what banks are like and they can just pull the plug at any minute - and now this lockdown is coming (although I think housing market will carry on as they can't afford to stop that as well) its another excuse to drag stuff out even more.

    So hopefully I can stay on this thread LOL but trust me I would quite like to be off it as soon as possible!!
    So update on mine - still waiting for news. EA advised me on Friday that the buyer spent 4 hours (!) on hold to the bank and was told he would get their offer this week ( i would assume that means he'll get a reply as i doubt they would have confirmed the offer over the phone). However the buyer has transferred his deposit to his solicitor so he seems confident with whatever he was told.

    I haven't heard from my solicitor since they asked me to transfer search fees (figures.....) way back in October so i have no clue where they are at. EA has asked them too and hasn't had a reply.

    My selling EA is chasing their solicitor every other day as well.

    Just keep on waiting and waiting and waiting....................
    I haven't heard from our solicitor since October either. We got the searches back before Christmas from her assistant, but every email I send goes unanswered! No idea whether we could exchange this month which is what we were hoping for.
    Most frustrating process ever.

    We accepted an offer on our house on 14/09. We are breaking the chain as the house we are buying wont be vacated in time. Unbeknown to us our buyer is using Purple Bricks solicitor, we are now at 17wks and I'm so frustrated with the whole process 😫 
    Hi, interested to know what the problem is with the Purple Bricks solicitors, the people we're buying off are using them.  The whole process has only just kicked off, so be good to know what to expect.  
    in my experience they have taken 5 weeks to send out initial information about the property we are buying (the contract pack and PIF) , omitted vital information ( only sent info on 1 title out of 3) and now not responding to enquiries sent in November, claiming they have already responded to them, when they haven’t. I hate them and would not have anything to do with them ever again. If I didn’t love the house we are buying I would have walked away. Interestingly they seem to farm out to various firms, some of whom (Birchall and Blackburn) I have had a great experience with, so I wonder if normally reputable firms give Purplebricks a poor service because they are paid less than their usual fee by them.

    Today is just insane, just had another call from estate agent saying that buyers at the bottom of the chain (our buyers buyers) are saying completion has to be on the 14th or else it can’t be done for a couple of weeks as they’re out of the country....I’ve now given up. We’ve boxed up our kids toys. With them not at school I’ll have no choice but to unpack them

    Oh god, was hoping this would be straightforward too, we're in rental (and need to be out ASAP so the landlord can sell), and the lady I'm buying from has found a chain free house.  I'll prepare for a tough ride then - my solicitor is ace, really on top of it all, but guess that's no use if the other solicitors is slow.  The searches are taking an age here at the moment, around 10 weeks, and I thought that might be the slow thing!  Sigh.  Good luck with your purchase!
    Honestly, it's the absolute luck if the draw with them. We sold through Purplebricks and have used PPL (being completely naive in the whole process at the time!) & compared to some of the posts I've seen on here about conveyancers and after having awful issues with our initial buyers (local) conveyancer, we've actually found them to be quite good....
    After our initial sale fell through (due to our buyers buyer I might add), we found another buyer just before Christmas. The new contract was sent to new buyer without any chasing within days which we totally didn't expect with the xmas break. They've also both called and emailed the new buyers solicitor since without prompting and initial enquiries are already through. Through trial and error I've learnt the best time to call to get directly through to our conveyancer and he's been nothing but helpful, even in these difficult times. I was calling every day at one point!

    Whilst I know this might be rare for PPL, there are some good eggs in there too from our experience. So be prepared, but fingers crossed you end up dealing with a good one!

    Following this thread as we are now in the ‘waiting to exchange’ boat. 
    I’m trying to work out how often I should be ‘chasing’ things or asking for updates from solicitors and EAs... as far as I know everything is in hand, but don’t want to sit around waiting expecting that things are going smoothly when they aren’t! 
    All our documents are with solicitor, searches are in progress, mortgage awaited, survey report should be with us this week...

    That is still a fair way off, searches can take weeks to months at the minute as can mortgage offers. It took us about two months to move from where you are to discussing potential completion dates to give you an idea, although it does vary a lot.

    Been following this thread for a while and got some great tips. Hopefully won’t have to wait to much longer now to exchange. 

    FTB - was due to exchange and complete this week after a lot of negotiation about when was suitable for everyone. The solicitor at the top of the chain has today said that they can’t work towards the date as they have a document outstanding. My solicitor has chased to find out how long this could take to resolve.

    Added pressure now is that my mortgage offer is due to expire at the end of the month so my broker is looking into if extension is an option. 

    I had my offer accepted in early august and the chain of 3 completed about a month later so we are nearly 18 weeks in. I won’t be in a hurry to move again haha.

    We are in a similar position, mortgage offer due to expire at the end of the month. So stressed and remembering why we haven't moved in 11yrs! It's also the first time we have sold and bought at the same time. Such a ridiculous system!
