I’ve been waiting since December 3rd for the draft contract from the sellers solicitors... I hate the waiting game!
Totally agree. I had to chase every day to get things pushed through.

The stars aligned! Solicitors did some work today 😁 contracts received so arranged to be witnessed by a friend on her doorstep. Posted through solicitors office door. Queries all answered, all straightforward, nothing we hadn't answered before (our second buyer) but they want us to organise a boiler service. In January. When we have to completer in exactly three weeks 🤦🤦 annoyingly it was taken to bits in November due to me switching something off on it and plumber thinking it was broken. Took it apart, not broken, oh look this tap needs to be open, had a laugh about it, no charge, no paperwork. He hung around to check it was all working. So basically a service.

Anyway he is going to try and get here before the end of the week, but he is notoriously flakey (but I trust him not to rip me off and he is reasonable with costs so I like him!) Just annoyed that this wasn't raised in the previous 8weeks when nothing has happened!

Right, positive thoughts. Hopefully their solicitor will write the report super quick....😂😂 I am actually at the praying stage now. Six months 😱

Tell me about it. The mortgage process was much more simple in comparison. I've been chasing every fortnight, but now may do weekly or even multiple times a week. It is frustrating and painful!

    Hi all
Been browsing this forum during the house purchase process and I've learned some great tips
My timeline as a FTB is
    21/11/2020 - House Viewed
    21/11/2020 - Offer made
23/11/2020 - Increased offer, offer accepted
24/11/2020 - Mortgage submitted via a broker, valuation booked in.
    26/11/2020 - Solicitor appointed
04/12/2020 - Mortgage Valuation conducted, mortgage approved
06/12/2020 - Further negotiations, increased offer again by £5k
07/12/2020 - Offer accepted, chain is complete (seller buying vacant house)
09/12/2020 - Change of solicitor, initial documents sent to Solicitor
06/01/2021 - Draft contracts received from seller's Solicitor, searches have been ordered

Now it's the waiting game for the searches to come back - right now the Council website states there is a 25 day return time on searches.
Wow that is quick. We almost have no chain and still have no draft contracts from our vendors after 3 months.

Keen to hear feedback from others on the gap between exchange to completion. One of the vendors in the chain wants a really small gap between exchange and completion date due (one or two days). I am happy for one to two weeks. We are all verbally happy with completion for 22nd Jan as target complete date, if a couple of outstanding queries are resolved this week. They are concerned over potential covid risk between dates.
What is the issue if someone tests positive between exchange and completion? There is no face-to-face on the day of completion anyway is there?
I thought it's because you then have to self isolate for 10-14 days. Or also, if you've been alerted that you must self isolate then that would be 14 days too. You can't then see anyone or have removal companies in to pack or move?

  • Chased solicitor again, they’ve received the contract now and are putting the searches in today... and now the waiting starts again!
  • Our solicitor has suggested a completion date of 15th Jan. We have agreed with this..

Now we are just checking emails every second to see if this is going to be confirmed hahah
  • Don’t want to be optimistic as I’m sure it won’t be smooth sailing but my solicitor rang to say they expect the searches back within 5 days and to start the process of closing my Lifetime ISA...
  • My solicitors told me yesterday that they’re just going to check that everything is ok with the search results and enquiry replies. If it’s all ok we can talk about deciding on a completion date 😬 fingers crossed it all goes smoothly so my partner and I can get the contracts signed and exchanged.

How proactive have you been chasing your solicitor? Or are they just on the ball?

Offer accepted in October, and had about 4/5 emails off them since. My emails go unanswered.
We have a LISA too and got our searches returned before Christmas by an assistant that said the solicitor would be in touch in due course - yet to hear anything and I wasn't aware we would have to close the LISA ourselves? Literally no idea where we are in the process due to lack of communication on their part.
