    18/12 solicitor instructed
    21/12 mortgage application submitted
    06/01 title deeds sent - searches due in next 3 weeks
    12/01 our survey booked
    13/01 bank valuation booked
    We're chain free both ends so - like everyone and his dog - hoping to get the deal done before end of March. It's a second property for us so that'll save us a hefty chunk, but if not we can cope and have the funds ready and waiting. Really excited to get in there!

    I wrote it out once. Now I say things like "the summer" when it comes to when our offer was accepted. 

    Just had an email from our vendor's agents who seem to be the only ones doing any chasing. They've managed to find out that the management pack has been received by *their* vendors, and that the solicitor is going to review and see what enquiries are left outstanding. 

    Unfortunately the conveyancers at the top of the chain are utterly USELESS. Coupled with the fact that those vendors are divorcing, getting documents and replies to enquiries from them has been like drawing blood from a stone. Which is why we are still here, waiting for Exchange, after the chain completing last summer.

    I thought everyone was ready to exchange this week, and now I discover that my solicitor still hasn’t received some paperwork from the seller’s solicitor (that was requested months ago!)  :# 

    It’s so frustrating just sitting at home waiting for news each day.

    It really is a nightmare...it shouldn't be this difficult.

    Hi all
    Been browsing this forum during the house purchase process and I've learned some great tips
    My timeline as a FTB is
    21/11/2020 - House Viewed
    21/11/2020 - Offer made
    23/11/2020 - Increased offer, offer accepted
    24/11/2020 - Mortgage submitted via a broker, valuation booked in.
    26/11/2020 - Solicitor appointed
    04/12/2020 - Mortgage Valuation conducted, mortgage approved
    06/12/2020 - Further negotiations, increased offer again by £5k
    07/12/2020 - Offer accepted, chain is complete (seller buying vacant house)
    09/12/2020 - Change of solicitor, initial documents sent to Solicitor
    06/01/2021 - Draft contracts received from seller's Solicitor, searches have been ordered

    Now it's the waiting game for the searches to come back - right now the Council website states there is a 25 day return time on searches.
  • Keen to hear feedback from others on the gap between exchange to completion. One of the vendors in the chain wants a really small gap between exchange and completion date due (one or two days). I am happy for one to two weeks. We are all verbally happy with completion for 22nd Jan as target complete date, if a couple of outstanding queries are resolved this week. They are concerned over potential covid risk between dates.

    What is the issue if someone tests positive between exchange and completion? There is no face-to-face on the day of completion anyway is there?

    Im planning to complete the day after exchange.  But only because I'm not in a chain, moving from a rented property into a brand new property.    I'm going to have an overlap of dates anyway but it gives me the time to buy new furniture, get the rental flat professionally cleaned once it's empty etc

    I’ve been waiting since December 3rd for the draft contract from the sellers solicitors... I hate the waiting game!
