  • Our solicitor has confirmed she is just waiting for one more thing and then she can report to our lender. Fingers crossed we get this done in January! Our buyer has been saying she is ready for a while now so we are asking her this week to get her solicitor to confirm, fingers crossed she is right and there isn’t some ridiculous thing outstanding!

I'm just waiting on a phone call from the Estate Agent to try to ascertain what the issue is with our vendor's purchase, so we know if the whole thing is likely to collapse or not!
Stress doesn't even come close. Not even told the wife there is an issue yet, waiting until I know what the problem is...if it falls through she is going to be beyond devastated. I don't think she'll go through this again.

Hoping so. Looks likely we'll have to sell ours now before we complete on the new one though whatever happens. Which means putting everything in storage and moving in with the in-laws for a few weeks, which is less than ideal. But better than losing the house.

Can you please be my vendors? Hehe. Our chain will collapse if the people at the top aren't ready soon because of either mortgage offers expiring or the stamp duty deadline. No one is willing to break the chain.

Hah...well to be honest i'm not sure if it will come to that, the wife might lose the plot and just pull the plug. But if it's up to me and we get assurances that it's just a delay rather than anyone pulling out, i'd be happy to sell and wait.

OK, so I had a reply from the EA and apparently, the issue is with the Leasehold. Apparently, they are waiting on a reply from the solicitors at the top of the chain (the house our vendors are buying) about purchasing the leasehold after completion, but they are slow in replying. The EA has no idea why this is only coming up now but he says it shouldn't be an issue. It still leaves us in a tricky position regarding our selling deadline, but at least it still looks like we might be able to manage it.

Ha! Yes the solicitor/ EA would have made parties aware if we're in a contract race.
Got my searches back now, chased vendor to check in with their solicitor for enquiries response, hopeful we'll get them back this week.
I'm just hoping whatever happens with lockdown that the tenants can/ will still leave, our vendor is paying them to leave early, just hope it is enough for them to not turn it down - I don't think I'm ever going to move again if we get this place too much stress!
I never intend on moving again. Though I did say that when we bought this house too...
We had our report through from our solicitor today along with the draft contract, deed etc to sign. Couple of indemnity issues to resolve, vendor refusing to provide info on some building works they had done too. At least we have a few weeks to get it all sorted I guess.

Yes, i guess the only positives we can take from this is that it gives us more time to get all the legalities sorted. Sounds like you're almost there, atleast we have time to furniture shop around for the best bargains!

I thought the waiting for mortgage offer thread was stressful.    Waiting to exchange sounds like torture.   Hopefully now Christmas is over, thinks wk start moving
The mortgage offer was easy, compared to waiting to exchange :cold_sweat:
