  • So we’re in for a nervous wait. We’re selling to FTB, they have their mortgage offer, have raised some enquiries and searches due back the 30th. No issues there so far.  

    The house we’re buying has tenants in currently. We weren’t told until after we’d made an offer 🙄 but made the decision to proceed. The vendor has served the 6 month notice which is up in early March but we’re very aware that the tenant doesn’t actually have to leave on that date. The tenant is looking for somewhere to buy apparently but hasn’t given much information to the EA. We’re fully prepared to complete on our sale either way and go into temporary accommodation before either completing our purchase or finding a rental/another house, it’s just a faff with three kids and a dog! These next few months are going to drag...
    I have found, through painful experience, that the most important step a person can take is always the next one.

    we’ve starting packing up boxes. So far we’ve done the loft, garage and packed away summer clothes. I started working on the kitchen today and then starting doubting myself and stopped...while we are at the end of our conveyancing journey and just waiting to exchange and complete once solicitors reopen it still seems so nerve wracking 
  • Oh, that's interesting, we're in rental and our landlord is selling in the new year... wasn't sure if that'd cause him a problem or not, because I know it can be tricky to sell with tenants... but we've said we'll go whenever he needs us to (he's a nice bloke, and happy to go with the flow).  Shame our purchase has just fallen through, so starting again in the new year :smiley:
    It’s definitely less desirable to some I think. The house is beautiful and on a very popular estate. It’s exactly what we’re looking for. We were amazed it was still up when ours eventually sold and wondered what was ‘wrong’ because several of the same house type, or very similar, on that estate had sold within days/weeks while it was still listed. The vendor even dropped the price when we had our viewing booked in. 
    They had more viewings while our offer was being considered too. I imagine it would have gone for more if it wasn’t tenanted. People are looking to beat the stamp duty cut though and tenants are a risk. 

    We met the tenant when we viewed again, he seemed a genuinely nice person and had started to pack. So we’re not overly concerned they won’t leave but you just never know peoples circumstances.

    For me, it would be far more nerve wracking to leave it until the last minute!
    I've found it quite therapeutic. A great incentive to get rid of a lot of 'stuff' after 20+ years, and have a really good tidy/sort/reorganise. 

    When we move into our next 'proper' home (rather than temp accommodation) I'll know that what moves in with us isn't just more clutter o:)

    Yes we keep reminding ourselves that having to pack up the house after exchange and before completion (2 days max) is much worse than having to unpack in the house we currently live in should it all fall apart. We’re also now right at the end with only exchange and completion to go so while I know things could still fall through the probability of the sale going through is higher than that of it falling through

    Maybe I'm more of a risk taker than you, but @70, I doubt it!  I booked British Heart Foundation (favoured charity) to collect on 23rd some of our furniture, which we wouldn't miss over Christmas, and some more - dining table, chairs  etc which we use every day! for collection tomorrow. I did that before we'd even exchanged :o  

    Had to dismantle the table today, so it was fun eating tonight at tiny 'bistro' type metal thingy, sitting on cold metal chairs. But hey - its an adventure and I've coped with much, much worse ;)  
  • Well it would appear that someone lied to us. Buyers solicitor who she appointed on 13/11 won't be raising enquiries until next week as the solicitor went in leave on 18/12 even though they apparently promised to raise them before they closed for Xmas. So from 4/1 we have three and a half weeks to turn enquiries around, exchange and complete before our mortgage offer expires. I am livid. Honestly can't see it happening tbh. Removals booked for 27/1, won't be starting any packing until the 25/1 at the earliest I don't think. Luckily I did the loft and big storage cupboard back in Oct when we were due to exchange before the previous buyer pulled out. 

    No idea what the hell we will do if we lose our purchase. Hubby cannot continue to work in the conservatory and his office is never going back full time. His back is shot, we desperately need more space!

  • Can you get your mortgage offer extended by 30 days? I believe nationwide were allowing this at one point if you appplied for the extension within 30 days of the expiry date.

    Broker said no. However I will be calling them and probably crying down the phone at some point!
