  • It’s mainly me being impatient but at what point should I chase up to see what going on with the solicitors?
    I know some people say to chase as often as possible and others say to just let the solicitors do their work.

    The last I heard was 03/12 my solicitor said they were waiting for the contract from the sellers solicitors and then would start the searches. I’ve heard nothing since?

    Chase! We were told almost this identically except they didn't start the searches until we contacted and instructed them to do so (they had had the draft contract for weeks before hand)!! Good luck with the purchase you are a long way to go..!

    I am so fed up of waiting to exchange. Our solicitor received our last search result back nearly 5 weeks ago, but it doesn’t look like we will be exchanging before Christmas. The only outstanding thing is some info we need from the sellers which should really take about half an hour to get - our solicitor first requested it over a week ago. And obviously everyone in the chain needs to agree dates but given that our sellers’ solicitor doesn’t answer the phone or reply to emails, I struggle to see how that will happen!

    @Drawingaline it’s these kind of stories that make me not want to pack. What made your sale fall through first time round? We have done everything, solicitors just won’t agree to us exchanging before Christmas and completing after and we really don’t want to complete this close to Christmas 
    Our first buyer was a buy to let with a big portfolio, well known in the area. They didn't get a good rate on their mortgage but no one noticed until the solicitor went to write the report apparently! So their broker went with another lender after all the conveyancing was complete. And mucked up. Massively. They basically took five weeks to tell us they would be pulling out. So house was remarketed and new buyer within 48hrs, but our mortgage offer runs out end of Jan and new buyers solicitor is one of the conveyancing factories and awful. I am actually not holding out hope this will go through. We are buying an empty property and our vendors have been amazing seeing as we should have completed beginning of Nov. So short chain, but been one muck up after another since July!!!

  • Due to exchange today but doubt our solicitors will bother as they’re too busy with completions today apparently!

    I've chased and chased but have had no response from the solicitor for our purchase for nerarly 2 weeks now. Our buyers cannot extend their mortgage offer past the 21st Jan so we may have to break the chain. He originally said we should be able to complete around mid-Jan but not holding out much hope of that, as it seems to be at a complete standstill now...no doubt working on pre-Christmas completions. The lack of communication is the worst thing.

    8th December - Mortgage offer received
    8th December - Searches back, all fine. Enquires resolved. Additional search for mortgage requested and returned in a day.
    12th December - Awaiting mortgage report and deed to sign, all other paperwork in order.
    18th December - Solicitor on compassionate leave no further progress.

    Seller is being very pushy, wanted exchange before Christmas (not sure why she's so persistent!) and is getting a bit ratty that it's now looking unlikely unless our solicitors firm can get another solicitor on the case, and even then a long shot.

    Hopefully everything goes smooth sailing from here and we'll be competing early Jan, a nice ~3 month easy transaction fingers crossed!
    Your timeline is similar to ours. Our transaction has been pretty smooth sailing too...which makes it all feel a little too good to be true. If it wasn’t for Christmas and new year break we most likely would have exchanged and completed next week.

    I chased and after 3 weeks my solicitors are still waiting on the sellers solicitor to send the contract!

    My solicitor called them to ask when they would send it and they were just told soon!

  • No exchange for me today- a few outstanding queries in the chain still and one of the solicitors is shutting for Christmas today. After  flurry of emails and calls this morning I knew it wasn't going to happen.
