    Thought I had best join seeing I’m hanging on to this crazy emotional rollercoaster ride that is “ moving home”. 
    We accepted an offer on our house early November (FTB), offer accepted on our new house( chain free) 27th November.  So it’s a short chain ... BUT I’m still waiting on the draft contract and can’t start searches.  We have had mortgage approved, buyers have draft contract and started searches over a week ago. So it’s a little frustrating to be honest. They said completion on average is 8-12 weeks but is that from offer accepted or draft contact ?

    We’ve half packed and are no where near as far along as you- sorry not being smug but I decided that my future self would be grateful for us being half packed when it got closer. It means I’ve had chance to declutter as well. Although I do need to shift boxes from dining room to the garage before Christmas, although I’m not sure why as it’s just us eating there and we do that every day! 😂

    Looks like our purchase may fall apart.... but i've started to get boxes together anyhow, and do a declutter and pack.  Time to start considering looking for a new house in January, I think.
    What makes you think your purchase may be falling through?

    We’ve had a good declutter (although I’m sure there are a few more trips to the top required)...just need to pluck up the courage to start packing and stop worrying about the what’s ifs of the sale falling through 
  • Our timeline
    25/7 offer accepted on house 1 and put ours on the market (ea claimed it would go quickly!)
    30/7 mortgage in principle 
    .... house took forever to sell...
    9/10 accepted an offer on our house
    .... mad scramble where we found out house 1 didn’t want to sell, house 2 offer accepted then they pulled out, found house 3 and had offer accepted...,
    19/10 our buyer pulled out 😩
    25/11 new buyer (ftb) and house 3 still available - agreed same offer! 
    30/11 mortgage application number 2
    2/12 buyer survey
    4/12 new price agreed after survey - both parties still happy 
    ....
    then nothing 
    new House haven’t provided solicitors details and we are waiting for survey to get mortgage sorted. EA is on the case but just feel frustrated now as feel house 3 don’t actually want to move (moving in with family so no chain). 
    There’s not a lot in the area at the minute so not sure what our plan is if we need to look for house 4 🤔

  • So we were all ready bar one thing back in October so I got some box's and started packing. Then out buyer pulled out. Atm we have to complete on 27th Jan or we won't be moving due to mortgage offer expiring. So I have a wardrobe of packed box's, no room for Xmas presents, had to redo the under stairs cupboard to get the Xmas decs out. It's been hell. IF we can get our new buyers solicitors to actually raise any enquiries and by some miracle get over the line, then we will probably start packing the weekend before. It's been a while since we did it, but we have four kids, two who are teens so we have many hands to help.

  • Thought I might join the conversation, seeing as we are hoping for a simultaneous exchange and completion tomorrow (God Willing). We’re FTB and have found the process anything but relaxed, so here goes:
    14/10 New build reserved
    15/10 Solicitors instructed and MB submits mortgage application and Help to Buy forms for Authority to Proceed.
    19/10 Valuation undertaken by Santander, offer issued subject to final checks.
    22/10 Mortgage offer issued! 
    23/11 ATP received
    26/10 Contract received by solicitors, ‘searches requested’ (so we are told)...
    02/11 Phone solicitors for update, searches have not been instructed because of a mistake in the contract. I ask why we were told otherwise and given a vague apology. So contract is returned to developer for amendment, and is received back (corrected) on the same day. Searches finally requested with 15 working day turn around. 
    05/11 HTB Authority to Exchange forms supposedly submitted, solicitors advised that 18th Dec is final day for completion, due to agreement with developer and mounting pressure for signs of progress.
    23/11 Two weeks pass without updates, we phone to ascertain the results of searches and for the ATE. Searches still pending and ATE has not been submitted. Absolutely furious to be given false information again, and demand to know reasons why our case is being handled so poorly. Several
    conversations later our case is escalated to the more senior conveyancer. ATE forms are completed and sent same day.
    27/11 ATE forms rejected due to incorrect information, corrected and resent.
    02/12 ATE finally approved. Exchange date decided for 18th Dec. Forms for HTB confirmation to developer and exchange submitted. 
    07/12 CTD form sent back, solicitor had typed our surname wrongly! Corrected and resent. 
    11/12 CTD finally approved, simultaneous exchange and completion set for tomorrow. 
    Please forgive the long post! Considering our case is arguably so simple, the number of mess ups by the solicitors along the way is baffling. Here’s hoping all goes well tomorrow!

    @Drawingaline it’s these kind of stories that make me not want to pack. What made your sale fall through first time round? We have done everything, solicitors just won’t agree to us exchanging before Christmas and completing after and we really don’t want to complete this close to Christmas 
  • Half packing is the answer! Then if you have to pack quickly, you’re half done and if you have to unpack at least it’s only half 😂

    It’s mainly me being impatient but at what point should I chase up to see what going on with the solicitors?
    I know some people say to chase as often as possible and others say to just let the solicitors do their work.

    The last I heard was 03/12 my solicitor said they were waiting for the contract from the sellers solicitors and then would start the searches. I’ve heard nothing since?
