Got a call from the estate agent this morning saying my solicitors told him they were waiting for something from me, or there was an outstanding enquiry. Eh, what?!! Rang them, the didn't say anything of the sort. While I had asked for a copy of the original deeds on Monday, I said it was a nice to have and I didn't want it to hold up exchange. My solicitor told the seller's solicitor on Wednesday that we were ready for Friday. I gave her my signed contract, mortgage deed and 10% deposit first thing Wednesday morning.
Estate agent said he'd chase. I've heard nothing since 10am. My solicitor finishes work in an hour.
Hopefully we can exchange next week.
I am so annoyed and frustrated. They were the ones who suggested exchanging last Friday and yet have been dragging this out without any explanation.

Our vendor pulled out 8 days ago. Seems much longer due to lack of sleep since then! as we are determined to proceed with sale. Can't get 6 month rental but friend offered lifeline of furnished bungalow over an hour away in Wales. Beggars can't be choosers, its much better than Premier Inn and we're so grateful.
Viewed 2 other properties and 2 more lined up. Yesterday, decided to go for 2nd viewing on one we'd seen Friday, EA says offer made 30 mins ago. I stress our position, ie looking to exchange on sale before Christmas, complete early Jan, and have temp accommodation lined up. We're allowed to view immediately, but must make offer by close of business. Make clear to vendors that we want it, will match asking but won't engage in bidding war. Offer to EA very slightly above asking. Accepted this morning - so we're back on the rollercoaster.
Trying to be philosophical about this one and if doesn't work out, we're taking a break over Christmas as its affecting our health. Will look again in January.3 -

- 22/08/20 - First viewing - fell in love but we'd only seen 5 houses by that point so wanted to keep options open.
- 27/09/20 - Second viewing, which confirmed our decision that the house was the one for us.
- 28/08/20 - Offer made, a bit of back and forthing and final offer accepted.
- Then we had the bank Holiday weekend, awful timing!
- 03/09/20 - Mortgage application submitted via broker
- 04/09/20 - Solicitors formally instructed
- 14/09/20 - all documentation finally sent to solicitor (We had to wait for a few bits and bobs like a gift letter etc)
- 17/09/20 - Mortgage approved
- 23/09/20 - Solicitor confirmed we were happy with mortgage offer.
- Got a call on 01/10/20 from the estate agent of all people who advised that the sellers had forgotten to complete a piece of paperwork and the sellers solicitor was just sitting on it.
- 02/10/20 - Homebuyers report and contract pack received, enquiries raised by our solicitor. Searches commenced.
- 19/11/20 - Searches FINALLY back
- 25/11/20 - told by estate agent that our solicitor had received the responses to the final enquiries and had them on her desk.

Our report took about a week I think from the enquires coming back. There were then three final enquiries which took a bit longer. And then we lost our buyer......so now ready to exchange bin the purchase and back to the beginning with the sale!Debt free Feb 2021 🎉1

I don’t know how much more of this I can take. We’re still no further on with our purchase after 3 1/2 months due to the chain collapsing twice. We accepted an offer on our flat this week (which we can keep, but are hoping to sell as we’d rather not be landlords) and the buyer pulled out literally AN HOUR after the memorandum was issued. It seems like nothing is going right and we’re getting nowhere. I am so fed up.1

Huge sympathy @katie91_2 - that's absolutely awful.Just had my homebuyers report back, finally - there's nothing major in there. I asked whether the sellers had had their electrics and gas safety certificates to hand and... no, they've not had them checked, because apparently all the electrics and the boiler were new 2 years ago when they moved in so they didn't feel the need. I've had to ask them to go and do it. !!!!!!, their lack of due diligence all the way through, between this and the problems with the lease extension, has really held everything up. We're nearing the five month mark since the offer and I would have liked to have been in before Christmas!0

Just had an email from solicitor saying the last search is now not expected back until 18th December. ... There goes the hope of being in before Christmas.
They have suggested to the sellers that we set up ready for completion though, so that as soon as the search is back we are good to go and have been asked preference of dates. So all in all its very positive and still a short time frame seeing as we only put our offer in October. So I can't really complain!
There's a mild hope the search returns early I guess? Hahahah.
(I just want out of the in-laws house now! Hahah)2
