We failed to exchange on Friday because the seller hadn't confirmed the completion date, which at the time I put down to a breakdown of communication somewhere. It meant that completion would be pushed back, but I thought, nevermind, as long as we exchange before the end of the month so that we can give notice on our rental.
Monday morning, I get a call to say the seller has pulled out.
Nine months and £2k~ in fees down the drain. Honestly it's the wasted time that stings the most.
So we're back to square one. I've lined up four viewings for Friday and if none of them are any good then we might just give it a break for a bit and start looking again in the new year. We're trying to see it as an opportunity to find something nicer...1 -
Finally got a proposed completion date of 4th December.
The mortgage lender had asked for more info on the lack of PP of the extension, they got confirmation there was no PP this week and decided all was OK. Not quite sure what that was all about but I'm happy it's getting close now!1 -
You'll need to pick up the keys and take meter readings to set up utilities. And then contact the relevant utility companies (the ones listed on the PIF) to set up accounts.sarcal3813 said:Can anyone tell me what happens on the day of completion? You may want to take the afternoon off but no point in taking the full day off. Completion probably won't happen until around lunchtime.4 -
Aghhhh! Once again someone in the chain is incorrectly blaming me for holding things up. My solicitor confirmed funds this morning and I gave authority to exchange. Just got a call from the EA to say he's been told they're waiting on confirmation of funds from me 🤦. Rang my solicitor and she said she's been told it's the top end of the chain that's holding things up.MaryNB said:

After chasing all day I finally find out there are several enquiries outstanding on my seller's onward purchase. Really annoyed nobody let me know until the proposed day of exchange was nearly over. The silence was deafening.MaryNB said:

I'm in a similar position. Supposed to exchange tomorrow (completing next week) but have heard nothing from the sellers' solicitor since my solicitor confirmed the contract and deposit were ready to go. EA confirmed on Monday that the sellers (and their sellers) want to exchange tomorrow. Got a call from the estate agent this morning saying my solicitors told him they were waiting for something from me, or there was an outstanding enquiry. Eh, what?!! Rang them, the didn't say anything of the sort. While I had asked for a copy of the original deeds on Monday, I said it was a nice to have and I didn't want it to hold up exchange. My solicitor told the seller's solicitor on Wednesday that we were ready for Friday. I gave her my signed contract, mortgage deed and 10% deposit first thing Wednesday morning.
Estate agent said he'd chase. I've heard nothing since 10am. My solicitor finishes work in an hour.
Hopefully we can exchange next week.1 -
Well that's it we've exchanged and I can now have a good nights sleep!

I'm trying to be patient.
We have done the whole preliminary checks of property information forms. We are purely waiting for the local authority search. All others are back.
Help to buy ISA are closed and statements on their way.
After that we are discussing completion dates... I'm really hoping we get some sort of update this week!
The not knowing is worse than waiting for a job interview decision. I don't really care when we move just want a date to work towards.

The solicitor we originally had wasn’t on panel with the mortgage lender we had to choose for financial reasons, so we had to sign up with a new one.ParkingBad said:

Completion day today! Just waiting on that call from the EA to confirm receipt of funds, and then we can go and get the keys!2021 Fashion on the Ration Challenge - 66/66 coupons remaining.7
