  • Will the solicitors let us know what queries they’ve sent over to the sellers solicitors, which have come back from the searches? Is it worth me phoning to ask?

    Our vendors wanted to exchange last week with 3 weeks in between which no one else in the chain agreed to, so we all had to compromise at 2 weeks in between. Not sure why they wanted 3 weeks in between originally 😳

    Joining to maintain my sanity! We've been in process since mid August. Mortgage offer received end of September. Enquiries on sale answered on Monday. Purchase is ready to go. 
    Really hoping to complete by the 20th November. Reasonable? I hope so!

    Searches instigated 24th September, local authority and environmental came back within a week and a half, still waiting for drainage! The wait is excruciating...

    Our searches were instigated on 18th Sept, and the last one came back on 31st October! 
    Now waiting for the replies to queries from the sellers solicitor. 
  • We are still waiting on the last search to come
    back. Was meant to be Tues so fingers crossed we get an update today and can exchange tomorrow latest. 
    The estate agent has called us talking about completion dates and said would 20th Nov be suitable. we need to be out of our rented flat on 20th and landlady wants keys back that evening. As per our contract we need a cleaner or get fined (not sure if that can happen in lockdown!) so won’t have time to do all this if we complete that day.
    I have argued 18th Nov latest to give us time. Haven’t heard anything back. 
    We have been told the top house already have a new house they are living in but want 10 days to clear stuff out the old house, I have said why can’t they move it now seeing as they already have access to new house and leave old house empty? The rest of us in the chain are ready to go and could complete next Friday. Am I being unreasonable?

    Hi all! Trying to work out a feasible timescale for moving . We are FTB moving from rented so nothing to delay our side, our seller is buying a vacant bungalow...so it should be simple, right?!
    - Our mortgage approved, all our searches and survey complete
    - Requested Lifetime ISA funds, rest of deposit with solicitor
    The last thing is that the seller needs to get the council searches on their new property, which is due to happen 11th November. We will need to give a month's notice on our flat by the 10th November so we will have to cross our fingers nothing comes up in those searches.
    Is it dreaming to think we could be moving mid November? Ideally I want to as last lockdown was really tough in our flat (noisy neighbours) and it feels like the perfect time to get stuck into some DIY. I've also saved a weeks leave for moving but it looks like I'm not going to get a lot of advance warning, not ideal at the busiest time of year for me work-wise. How on earth do people plan with so much uncertainty? Any advice appreciated!
  • FTB here! So my timeline is as follows:-
    • Offer accepted on property- 3rd July
    • Solicitors instructed- 3rd July
    • Full Mortgage approved- 19th August
    • Homebuyers survey- 9th September
    • Land searches received- 11th September
    • Draft contracts from vendors sent to my solicitors-12th September
    • Enquiries sent and received: 2nd October (sent) 19th October (received) barre draft lease extension
    So I am awaiting the seller's solicitor to produce a draft lease extension and this is the only outstanding enquiry.  It has been over a month since enquiries were sent and I have been chasing the seller and my solicitor.  I contacted my solicitor yesterday to ask if they could chase again (as its been over a month) and was told that I need to contact the EA whose job is to chase etc.
    My question is how long should it take to produce a draft lease extension? (Im presuming its just a Deed of Variation tp extend?)  I know it could be as long as it takes but I was just wondering if anyone has had any previous experience with this?  This is the final document we are waiting for and I am really keen to move it to the exchange part!

  • Just been reading the paperwork for signing and the conveyancer is charging us an extra £120 if the gap between exchange and completion day is under 5 working days. Can anyone tell me if this is standard practice? I imagine most people would aim for that? £75 if under 10 working days.
