    Our offer was accepted 25/09/19 and were now waiting on the last few enquiries. I’m losing hope on a daily basis that we’ll be in before Christmas. I’d love the vendor to exchange and complete same day, next week but I doubt his solicitor has even passed on our enquiries yet. Estate agent is now also not returning calls!

    We’ve been lucky with our Vendor we’ve already moved up our garden plants & koi fish, he’s even given me a key & the alarm code for Friday in case our removal guys get there before completion happens

    Summary -
    Im a FTB buying a resale Shared Ownership house.
    After waiting since july vendor as requested completion for 13th december which i agreed. The house is empty as vendor has moved abroad and i live with parents. Deposit paid to my SO a month ago. SO is ready to exchange so requested funds from my lender (Barclays) this tuesday (3rd dec) for next friday (13th dec) and was hoping exchange would be today. However my SO couldnt get the lender to agree to release funds for that date and it was "still being processed". Im hoping it will exchanged monday and hopefully still be completion on 13th dec.
    Im in no rush really and can wait till after xmas if need be (though would be nice to get to exchange at least) however the seller and me have been waiting since July and thanks to the useless HA, my SO is only now ready this week to exchange. Mortgage offer runs out 16th Jan.

    Joining this thread! I'm buying with OH, FTBs currently in rented flat.

    AIP Sept 2019 (Halifax)
    ... about 20-odd viewings including complete horrors :rotfl:
    18/10 Offer accepted on property, £5k below asking price
    26/10 Mortgage application via broker done (changed to Barclays for best rate)
    04/11 Underwriters approve
    05/11 EA confirms that our vendors have found a chain-free property to move into - chain of three complete :shocked:
    06/11 valuation
    08/11 mortgage approved, solicitor instructed

    10/11 Had a sudden shock about whether OH counts as an FTB. About 10 years ago, OH received a few thousand from a deceased friends' estate, which included a house :eek: This will cost us an extra £5k in SDLT if we aren't FTBs. Googling suggests we are deep in something smelly and brown.

    11/11 Solicitor explains that unless OH had an 'interest' in the property (actually owned it) we are still FTB. We have to check with the land registry. P H E W because OH just got proceeds of the sale and never owned it. I send off forms, cheque to Land Registry.

    Long period of filling in forms and waiting. I drag my feet a bit with the survey because the place seems very sound, but I know we need it! Eventually ...

    25/11 Book Building Survey

    05/12 Have relevant historic extract of title deed re OH's FTB status. Shows property was never owned by OH - thank goodness! Confirmed with Solicitor that all is ok.

    06/12 Building survey back, few very small issues noted. Total of about £3k non-urgent repairs needed. Happy! :T

    I am not in any sort of rush, but there's a lot of waiting isn't there? :rotfl:

    Adding myself to this thread - I mean there's waiting and there's WAITING. I was very patient but currently feeling the latter.

    10/9 - Property on market
    13/9 - First viewing
    15/9 - First offer made, not accepted
    16/9 - Second viewing, increased offer made and accepted
    17/9 - Instructed Solicitor
    mid/late October - Mortgage offer received from Barclays (after a long wait due to glitch)
    late Oct - Survey came back a bit vague and 55-page long but okay
    12/11 - Searches back
    21/11 - Solicitor says we can exchange if he gets all queries back this week
    Late Nov - disagreement between solicitors on who is waiting for what
    30/11 - Seller's solicitors says she is waiting on lease extension by other freeholders who are located abroad and this may take some time.

    Last week - crickets. Did everyone go on holiday already?

    Meanwhile, EA (best one I have ever met btw!) said in passing there were a few gazump attempts but seller hasn't accepted. Seller's tenants have been out for over a month so I'm sure she is keen to get this mortgage offer her hands.

    Fingers crossed for exchange and completion this month.

    We're still waiting on ours. Endless issues with our buyer's sale. Everyone else has been ready since September. Their solicitors were preparing to issue contracts on Friday, but haven't heard anything today. If we can't exchange by Thursday (looking unlikely), we won't be able to complete this year.

    Unfortunately, mortgage offers for me and our buyer expire on 31.12, so we will both have to apply for extensions - not sure about bottom of the chain, but it's a reasonable bet that they will have to do the same. Extension confirmations unlikely to be with solicitors in time to exchange this year for Jan completion, so looking at delaying everything until January.

    The added risk of extending mortgage offers (not so much for me but others in the chain) and the uncertainty dragging on and on are stressing us out!

    At least we'll know this week if we're not completing before Christmas so we can unpack our decorations to make the place a little bit festive!

    Solicitor is about to send out contracts for us to sign & send back, hopefully to exchange Monday next week.

    Not sure whether to try and squeeze in completion before Xmas or just wait until the New Year? We've both got 2.5 weeks off over Xmas so it would be a good time to get everything sorted. Conscious it probably isn't even possible though as it would need to happen the same week as exchange....

    Hoping to exchange Monday 16th as I am sorting out building insurance this weekend. I go on holiday 17th - 20th so need it to be monday. Hoping to move in by 3rd Jan (as my tenancy ends). Fingers crossed!
