My 12 month tenancy agreement ends today and now I’m on periodic. The landlord has asked me if I want to renew and if not, to provide notice of 2/3 months.
A little stuck as to what to do, I am waiting on exchange, my side is all complete and it’s just the forward chain which is complete but going through paperwork.
Is it too high risk to give notice prior to the exchange?0 -
I was hesitant to post anything prior to exchange, so here is my timeline:
18/01 DIP accepted with Mortgage provider
19/01 Viewed House (twice)
22/01 Offer made on house
22/01 Offer accepted
22/01 Solicitors Instructed
23/01 Full mortgage application submitted
24/01 Valuation booked for 29/01
29/01 eMail from Mortgage provider to say they'd received the valuation report
29/01 eMail confirmation that mortgage offer made by Mortgage provider (sent via email to broker)
01/02 Mortgage Offer received in post by me and by solicitor
20/03 Draft contract, Fixtures & Fittings form, and solicitor searches report received
21/03 Visited solicitor to sign contract & related documentation
22/03 Full deposit sent to solicitor
01/04 Advance notice to end rental sent to Estate Agent
03/04 Insurance taken out
04/04 Contracts exchanged - Solicitor fees, Stamp duty and other fees requested to be sent to solicitor a couple of days prior to completion
21/05 Completion date
Communication with Vendor was through PurpleBricks.The biggest frustration was dealing with the solicitors (on both sides) as they had to be actively chased to get results.0 -
Wooohooo! we got the email from our solicitor last night saying everything is now sorted and completion is set for tomorrow
now commences the mad dash to pack up the rest of our stuff we've been holding off on for day to day use, ready for the first of the boxes to move tomorrow
cant believe it and have to admit still a little bit shocked it's happening.0 -

So desperate to get things moving so just seeing how others are getting along time wise.
We sent away for our searches on 1st April. Solicitor said due back 24th April.
Our Buyer has just applied for his and our vendors are also underway.
so hard to gauge when we could potentially move in but just wondering how silly it would be to hope for a May Moving date a this stage0 -

By middle/end of May isn't impossible if all parties are quick to do their bits.0 -

Your tenancy is now periodic. The LL cannot make you sign up for a new TA or ask you to serve notice.
He can however serve you a S21 notice to start eviction proceedings after 2 months. Even if he does do that remember at the end of the 2 months you still don't have to leave it just means the LL can seek possesion of the property through the courts which cost both time and money.
You're far better keeping him informed as to what stage your purchase is at and the progress as it's made and just assure him you will give plenty of notice once you have exchanged.Those who risk nothing, Do nothing, achieve nothing, become nothingMFW #63 £0/£5000 -
