    Hi All,

    A bad cold delayed my posting, but after two failed days of exchange, we finally exchanged on Tuesday with a completion date of 18th. It took us contacting everyone repeatedly and being extremely firm, but it finally got done!:beer:

    Now if I can just shake this cold before we move in!

    Hi All,



    We are FTB's, we had our offer accepted in Jan, Mortgage was agreed almost straight away. solicitor was instructed at start of Feb and survey was completed.


    Our solicitor has completed all our searches and for the last 5/6 weeks has been waiting for responses to enquiries from the Vendor's Solicitor.



    Our Vendor was originally moving into 1 empty house , they then changed their mind and were going into another house which was also empty, But since then i've heard nothing and the 2nd house they are supposedly buying has completely dissappeared as far as web listings/EA adverts are concerned which has got me worried that they have changed their minds again.


    at what stage is it reasonable for me to start nagging the estate agent? as we are starting to get a bit frustrated, Given we are FTB's with no chain and we offered on the basis we were told they were going into an empty house with no upward chain I feel like it shouldn't be dragging out so much.

    MPR it is reasonable to start nagging now. I would suggest asking for 1)the vendor's intended exchange date and 2) their intended completion date and 3) reiterating that there are outstanding enquiries. I also found it quite useful to mention that we were worried things had fallen through as this seemed to spur the estate agent into action.

    Just because a property is empty doesn't mean that the transaction is going to be speedy and straightforward.

    No I understand that. Maybe i have looked at it the wrong way but as FTB I think we just preferred the Idea of our seller going into a vacant property with no further chain as opposed to us being at the bottom of a potentially longer chain.

    my purchase was supposed to be quick. Cash purchase and a new build but one of the bits of paperwork for s38 was not in order. It is underway now but 3 months has transformed into 8 months. Now I have a puchaser for my own house, they offered end of feb and already pushing me to exchange. I do not need or want simultaneous completions. Soon I am going to be the bad guy, I will be doing the back pedalling, will have to. No way am I buying until the paperwork is in order, seen too meny problems with enthusiastic buyers who do not listen to their solicitor. I have access problems here, can only use a small vehicle and must have that gap of a few weeks. I thought this would be stress free, me being a cash buyer, not at all. I live from week to week, in hope

    A good EA should be keeping you informed. Why the property is vacant would be an indicator as to how fast matters will proceed.

    Anyone else keep telling themselves ‘If it’s for you, it won’t pass by you’ or whatever the saying is, that’s what my mum keeps telling me, bless her. The stress of all this house buying malarkey is driving me mad. How are you all coping with it?
    I sold my house very quickly end of Jan, we found somewhere after a few weeks, estate agent told us it had, had remedial work due to shoddy workmanship ( was empty) in actual fact it had underpinning, our mortgage broker couldn’t find anyone to insure it with, so we pulled out, lost about 2/3 weeks on that house. Found another, week later, offered full asking price, been on the market since August, we were told ‘they are thinking about it’!! We could tell they didn’t really want to sell, we pulled out, not wanting to waste anymore time.
    Found another house, offer accepted 2 March. Luckily they found in just over a week, with no forward chain. We have received our mortgage offer, and searches started last week, but god I’m fretting, it took us so long to find somewhere. There are 3 links of the chain, under me, I feel sick all the time, dreading bad news, I’m never going through this again!!

    Sorry to hear you've had a stressful time so far. Hopefully this time things will be better for you!

    I'm in the process of buying too, FTB for me. Constantly dreading bad news, I must refresh my emails around a million times a day hoping for some form of update and generally feeling like I'm going a bit insane! So you're really not alone.

    I do agree with your mom. Whatever is meant to be will always find a way :-)

    However, if you could buy patience by the bottle, I would definitely be investing in some!
