what sort of thing did you ask questions about if you don't mind me asking? I haven't had anything from the people who are buying ours, I just wondered what sort of stuff might come up
    thanks

    Hi everyone,
Complicated but we are selling our house whilst renting husbands step dads house and starting the process of buying mother in laws house.
Hoping for a quick completion on selling, we've filled in all the solicitors forms (fixtures and fittings etc) and handed them back to them, does anyone know what else we will need to fill out?
So far our time line is:
House went on the market 20/07
    offer received 23/07
    we accepted the offer 26/07
    our solicitor instructed 27/07
    survey completed 2/08

Buyer is a FTB and seems to be on the ball with everything, really hoping we can complete before October.

Lots of things very specific to the house some very trivial, some not, so from - when was the aga last serviced? the chimney swept? can we have the guarantees for the replacement pump for the septic tank? Certificates for the windows and doors (fensta), planning permissions , buildings regs, to confirmation of things asked at viewing, that sort of stuff.

so I'm new here and have been scrolling through all of the posts. we are at 45 weeks and counting. yep that's 10 months. Our vendors vendor dropped out as soon as we had our offer accepted. The vendors have been looking for a house ever since. we were told that things would move very quickly as they were going to go into rented so they could take their time finding somewhere to buy. we packed most things up (yep I tend to get away with myself) after a few weeks I rung to find out that they decided against the renting option. if we had found a house that didn't need alot of work like the one we had our offer accepted on then we would have considered pulling out but as the house prices had gone up we would most certainly have to pay more for something alike. as we are first time buyers and currently rent it wasn't a problem but more inconvenient.

now we are in a chain and everything is done accept the people we are buying forms vendors are still waiting for searches to come back then we have been told we can exchange.
I've just got the the point were I am feeling very impatient! hopefully it happens sooner rather than later :wall:
in the mean time I'm just going to stalk everyone else's progress lol

    Hi all,

I'm a FTB in a chain free situation and I received my mortgage offer today (thanks, HSBC)!:j

Annoyingly, I'm still chasing the vendor (via the EA) for the draft contract, even though it's been about 4 weeks since he accepted my offer. Vendor said he was keen for a quick sale (as am I), but has been dragging his feet to get his paperwork to his solicitors.

I'm keen to get going with queries and searches but my solicitors won't start searches until they receive the draft contract, which I understand.

    My time frame so far:

    Week 1
-Friday 06/07: Offer accepted (already had DIP)
-Monday 09/07: Solicitor instructed. Memorandum of sale received from EA.
-Tuesday 10/07: Full application submitted by L&C
-Wednesday 11/07: Documents submitted to L&C branch. Valuation booked for 16/07.
-Friday 13/07: Updated online statement showing proof of deposit sent to L&C

    Week 2
    - Monday 16/07: Valuation done.

    Week 3
    - Monday 23/07: L&C confirm valuation is fine. But HSBC request July payslip that shows my increased salary (got a raise July 1), even though they initially said letter from employer was ok.

    Week 4
    - Tuesday 31/07:July payslip sent to HSBC
    - Thursday 02/07: Success! :D Mortgage approval emailed to me today.

Good luck to everyone who's waiting!

Still aiming for completion 22nd Aug, not willing to risk exchange and complete on the same day (we are the only ones in the chain that have to go straight from one property to the next) so really hoping we can get land registry sorted and exchange by 2 weeks today
  • On the last stretch of my first home buy now. I have been very lucky - I actually only saw my property/got my AIP 9 weeks ago!

    30/06 - Mortgage offered
07/07 - Ended up having to chase up my solicitor to start proceedings as hadn't even received a care pack etc
07/07 - 25/07 WHO KNOWS. Radio silence from solicitor despite requests for an update and answers to a couple of questions.
25/07 - Vendor agreed to a couple of minor house alterations outside of solicitor's contact (our families know know each other a bit)
27/07 - Solicitor received half the searches and half the contract
01/08 - Full contract received and searches all back. Went to see solicitor and go through it all. Two minor queries that should be easily resolved! We are hoping to exchange and complete within the next ten days! (No chain either side)

Estate agent finally got in contact with the seller and apparently we will be receiving responses to our enquires today.

Although I'm not very hopeful because it took us 7 weeks to get draft contracts and every time they would say "you'll have it by the end of the week".

I don't understand why people can't just be honest :undecided

This has been our problem too - you are selling a house - honestly is part and parcel of that deal surely. We didn't lie and say we were chain free when we weren't (our sellers did!). And it has continued - luckily we love the house and so have kept going. Why is honesty such a rare commodity?

I would even care if they were going to take another 2 weeks to respond if they actually stuck to that.

I just don't want them telling me what they think I want to hear if it's not true! :p
