Have been following this thread for some while. It seemed like there was a lot of people who completed end of June but not so much this month.
Two weeks ago I transferred the deposit to solicitors, signed all contracts and deeds. From our side as first time buyers we are done.
However our sellers still have some outstanding queries with their purchase. Keep chasing solicitors/agents but agent is telling me its near the finishing line just be patient. I cant!! The sellers solicitors are taking so long. We could have completed end of July. Now I don't know when we will exchange/complete.
I remember the first time we went around to see the property the sellers said there ready and will move out quickly. In this whole process I've learnt a lot of people lie, from sellers to agents. Next time if there will ever be a next time I will not take anyone's words face value!0 -
It's been quiet on here recently. Hope all is well with everyone.
Anyway our latest - after the vendors took 5 weeks to complete their fixtures and fittings form putting the solicitors back by at least 3 weeks, you may remember that they then asked for an end of July completion.
They then didn't get the answers to the enquiries back to the solicitors until the 24th July and apparently haven't answered some well enough so those questions have now been pushed back to them to answer again.
They then asked for a mid August completion so I informed the solicitors. Yesterday I was told that the 15th was WAY too early and wouldn't give them time to pack up the house. (having packed up a house, moved 100s of miles away and unpacked in 3 days many, many times in the last 30 years - it is perfectly possible to do it in two weeks !)
SO then told the solicitors to try for 2nd Sept giving the vendors an extra 2 weeks. Now been told that's too late and they will lose their onward purchase if completion isn't in August - we were buying a chain free house (though now apparently not) So they have asked for the w/c 20th Aug.

Is it impossible you ask? No, we did exactly this with a last minute rush. Nerve wracking for sure and the palaver of waiting for the money to percolate up the chain was my worst experience ever!

Really interesting reading all of this! Myself and my husband are first time buyers... we had our offer accepted yesterday. Solicitors ready to go and waiting for memorandum of sale... how long did it take for this to go through from estate agents to solicitors for you? Mortgage application also going through tonight! Any tips through this process? 2 bed flat is already vacant with both of us having good credit history, hoping this won't be too painful!

Gah! BoE interest rate has increased this morning to 0.75% just as we're waiting to receive our mortgage offer when the valuation finally gets done. We were really hoping to beat it but we've had 2 vendors pull out and everything has taken so long just to get to this point.MFW - OP 10% each year to clear mortgage in 10 years!

I keep referring to this thread to find out what should be happening and what I ought to be doing because I am almost clueless. Our story is that we are selling our large family home of 22 years for a smaller middle aged couple home because the chicks have all flown.(and I'm fed up of cleaning empty rooms)
we put it up for sale on 8th June. we got an offer which was subsequently withdrawn quite quickly ( she lost her buyer) and are now in the process of selling to buyers mark2. we accepted their offer on the 12th July. We viewed and offered on a property on the 14th July which was accepted and so the waiting game begins. the first fly in our ointment is an issue with our buyers credit report. It cant be found because his address on the royal mail database is not the same as the one in the electoral role. one says flat 2 number 22 the other says 22b. so some admin required. My EA says it will only take a week or two to be rectified, and I posted about it on here and got two replies saying that was a likely timescale, so I'm hoping its not too much of a worry ( unless you know differently......) I have two on line solicitors. one through my EA (purple bricks who I know most people hate but they have been ace with me so far) who are sorting my sale, and one through my vendors EA who are sorting my purchase. they are less of a worry to be though because the actual solicitor is based in my home town so I can go to the office in the conventional way if I need to.
so far I have filled in assorted forms and have signed and returned an undated contract for my sale, but that's it so far. Based on all the stuff I have read on here, I'm thinking early to mid October for completion.0 -
As per my thread on the main board - we have now had replies to some queries and apparently are waiting for some more - I sent in 10 easy ish questions and they were number 21-30 so the solicitors raised 20 themselves. Not been two impressed with a couple replies so looks like we are going to be asking for two indemnity policies, and two proper clarification which may lead to an electrical survey, a mortar survey and possibly a price renegotiation. I would prefer to not go the renegotiation route and just get it all sorted quickly so hopefully they will sort themselves out and stop being obstreperous. Hopefully aiming fo a w/c 20th Aug exchange and completion - but only if the vendors pull out their fingers and do what needs to be done.
