    Just had our mortgage offer through so very excited to hop across to this thread now!

    1st offer rejected 29/3
    2nd offer rejected 30/3, 3rd offer accepted later the same day
    AIP issued by MA 3/4
    Solicitor instructed 4/4
    Sellers had their offer accepted on a chain-free property 6/4
    Sales memorandum received 9/4
    MA submitted mortgage application to Nationwide 11/4
    Survey and valuation completed 16/4
    Valuation and survey both came back fine (phew) 19/4 - just the standard issues you'd expect with a Victorian terrace and a few things for the solicitor to query with the sellers
    Mortgage offer received 24/4

    We've had various bits through from the solicitor such as fixtures and fittings list etc, they are now doing all the checks and asking for guarantees etc from the sellers so hopefully we're on our way!

    Today is survey day! The survey is the thing I am most worried about at the moment, so holding my breath until it comes back. Hopefully we'll get it by Friday.

    Aparantly there's also a covenant on this house (argh!) and there's been an extension, but since the extension was more than 20 years ago it's not enforceable. But with an OCD fiance, this news is not ideal. Hopefully nothing else comes up in the searches to cause concern.

    Timeline:

    3/01 Offer accepted on House 1
    04/01 AIP agreed with Yorkshire - valid for 30 days
    08/01 Instructed solicitors to act on our behalf
    10/01 Provided EA with proof of deposit, AIP and ID
    12/01 Received pack from solicitors
    15/01 Paid fee for Searches
    18/01 Applied for full mortgage with YBS
    26/01 Phone call and email from YBS detailing information required to proceed with application
    31/01 - Survey conducted
    05/02 - Searches returned
    19/02 - Mortgage offer confirmed
    21/02 - Paper version of offer received
    08/03 - House 1 vendor threatens to pull out if we don't complete in 2 weeks (delays entirely due to vendor)
    12/03 - Officially withdraw from House 1 due to issues with covenants and doubts about house suitability
    23/03 - offer on house 2
    26/03 - Vendors of house 2 decide not to sell.
    05/04 - View house 3 - dated and potentially needs work, but a nice space and a nice feel
    06/04 - Offer on house 3.
    07/04 - Sign paperwork at EA, contact YBS who reconfirm the amount they are prepared to lend (since the property is more than our mortgage offer and our AIP is expired)
    25/04 - Survey on House 3 taking place

    Offer made and accepted on the house we want 07/17 (I know should have had an offer on mine first)
    Solicitors Instructed 07/17
    Cash buyer made offer for mine 08/17
    Contracts ready to sign 10/17
    My buyer falls off the rader 11/17 still no idea where he went
    House I was buying goes back on market 11/17 and gets offer
    I get a private buyer for my house 12/17
    Rejig mortgage 01/17
    I find a new house and get offer accepted last week of Dec17
    Complete my sale and move in with family 26/01/17
    Awaiting my purchase to catch up chased 02/17

    The vendor says he is waiting for the house he is buying to purchase the lease ,his solicitor is not prepare to give any info I only know because I have the vendors number ,my sols thinks its more likely he is struggling to get a mortgage
    With no end in sight and with a couple of nice houses now in the same area I have contacted my solicitor for an estimate of the cost of withdrawing and buying a different house
    Its a shame but I cant live out of a suitcase forever
    20/3/18 Advised Venor either we are talking exchange dates before Easter or I am goimg back on the market
    01/04/2018 after view a few property's made an offer on house no3
    03/04/2018 formally withdrawn from previous chain
    04/04/2018 settle my solicitor bill (so far £900 approx wasted)
    24/03/2018 new quote from solicitor for new house sale ,searches launched

    Still waiting - when do we give up and decide the vendor isn't going to sort out the Easement issue quickly and look for some thing else? It's been 5 weeks now and vendor and person who owns the land are at an impasse.

  • Congratulations to all who are exchanging! Hope you're rewarding yourselves with alcoholic beverages and new furniture!

    Thanks to everyone who reassured me that I'm not being unreasonable with our solicitors. I contacted them again today to confirm that we'd done the check to confirm that the tenants had moved out, and to ask if there was anything we could do to keep things moving (hint hint).

    Will get in touch again at the end of the week if I've not heard anything again, and ask for an update of what's been done and what is still outstanding.

    We're currently 7.5 weeks from offer, and have 7.5 weeks until we need to move out. Keeping my fingers crossed for some movement soon...

    call it quits, we had an offer accepted end july, there was a couple of charges issues that took a while to resolve, we stuck with it, then vendor was obviously stalling. Asking for 6 weeks between exchange & completion, eventually we gave in & exchanged. He refused to leave on completion day, then refused to leave when notice to complete ran out so basically defaulted on contract.
    9 months from start to finish & we now have to start looking again.
    So get out and let someone have your money that wants it!

    ^^ Oh no alrewas, that's a horrible story!! I hope your next endeavour goes a lot more smoothly.

    I am still angsty. Seller now says there are still enquiries outstanding!! She kept quiet about that. Only fessed up because I kept bugging the EA to lean on her. Her solicitor is useless and telling my solicitor nothing and ignoring loads of emails and calls. At the moment all I have to go on is a message from the seller saying she's hopeful for exchange this week, with completion a week hence.
    While it's good to finally ascertain that she doesn't want a big gap between exchange and completion, I am in no way hopeful for exchange this week as it's already Thursday and her slothful solicitor is probably asleep under her desk.

    Also angsty because it's payday today and I need to budget for the month. Will I need to book an airbnb for me and my friends who are coming to visit in two weeks?? Or will I have a house, in which case I'll need to buy a bed for the spare room instead? Is this going to be a thin month because I need to budget for setting up utilities and arranging moving van etc? Or can I afford to go out for drinks on Friday night? (I mean, okay, even if I can't move til next month should probably err on the side of caution!)

    WHO KNOWS.

    Also, hello first world problems. I know I'm in a super privileged position to be buying a house at all. This thread is so helpful to unleash the rants that I am sparing my non-house-buying friends.
  • This morning thought I'd be joining this thread with good news and now just need a rant!

    We first viewed our house on the 27th Feb and had our offer accepted the next day. As the house is unoccupied and we're FTB there's no chain so the estate agent told us it was full steam ahead to get to completion ASAP as there was nothing to hold it up for either of us! So on we plodded, through mortgage appointments being cancelled because of snowmageddon, the survey being delayed because the person with the only garage key was on holiday for 2 weeks, our lender not sending over the mortgage deeds for ages... Finally yesterday we finally got to the point we're ready to exchange, and can complete a week later when our lender releases the funds, which would mean we'd be in for the Bank Hol weekend, perfect for getting cracking on all the DIY we've got planned!

    Except the vendor has a pile of miscellaneous stuff they've left in the second bedroom that still hasn't been moved and they're not sure they can move it within the next week. (which begs the question when exactly were they planning on moving it?! It's been on the market for months!) Trying to bargain with them that me and my partner will roll up our sleeves and help them with moving it this weekend, wish me luck!
