    Got the contract through for the sale of my flat woohoo! Need certified ID though so I!!!8217;ve emailed to find out if post office certified is acceptable. If so we can just pop down Monday lunchtime and get that sorted and then send back the contract.

    Is anyone else paranoid and sends everything back recorded signed for or is it just me :D

    We are still sat here twiddling our thumbs. It seems the person we are waiting on to sign a document to legalise the discharge of our septic tank into his paddock (it's been happening for many, many years) is being a bit of a blighter. He is refusing to sign at the moment. Vendor believes he wants cash and is trying it on a bit. There is absolutely nothing we can do. Vendor has asked to buy the field or the relevant part of it, neighbour is refusing and we don't really want more land. SO we sit and wait. We won't exchange until the easement deed is signed, it's sort of a tad important. I have stated looking at contingency plans (i.e. other properties on RIghtmove, but nothing really comes up to the same standard for us). Really want to be in by August. I actually can't see it happening at the moment. :( Neighbour has already been sitting the documents for 4 weeks refusing to sign. It's begun to get a tad nasty between the neighbour and the vendor now too. Joy! Hey ho.

    So we had an email early last week from our Solicitor asking if we'd be able to exchange this Friday coming - eek! Cue rushing around trying to close Help to Buy ISAs and now having to run around during my lunch break to get the closing statement before Friday. I swear house buying goes from absolutely nothing, to sheer madness, back to impatient waiting while nothing seems to happen, and then all systems go, go, go!!

    Keeping fingers crossed we can manage it, as this would mean completion before the bank holiday weekend, giving us a full six weeks to get a new bathroom in, the bedroom sorted and to give the place a thorough clean before we have to be out of our rented flat.

    Oh wow, congratulations LucyR! I hope it all goes smoothly! Haha yes it's insane how it goes from weeks of tumbleweeds to "Sign this! Post that! Phone this person! Email that person!" Eeeeek.

    I got emails from solicitor and EA on Friday saying my seller wants to exchange today or tomorrow (and who knows how long between exchange and complete....a day? A month?? No clue given!). So obv spent the weekend in an excited frenzy and am now a useless lump at work.
  • We exchanged and completed on Friday and finally have the keys to our new home!! 19 weeks from the date we put the offer in.


    When we picked the keys up from the EA on Friday at 5 we went straight there and there was still loads of the vendors stuff there. I rang the estate agents who were closed but by 6.30 they had cleared all their stuff out. There is a bit of damage where they have moved furniture out, they've cracked a tile in the porch but I guess that's the joys of buying a property. Wasn't convinced I had all the keys so the locks were promptly changed Saturday morning.


    We've also spotted two of the double glazing units have blown, so I have someone coming to quote for repairs on them today and I had the electrician in on Saturday who confirmed it needs a rewire. We have pencilled a move for 2 weeks time so I have 2 weeks to try and get all the work done.

    24 October 17- we accepted offer on our house sale

    13 November 17 - we had an offer accepted on our future house

    15 November 17 - Mortgage application submitted

    01 December 17 - Mortgage offer received

    26 January 18 - complete on sale of our house, our seller’s solicitors advise completion expected w/c 19 Feb. We move into temporary accommodation.

    05 February 18 - advised by estate agent completion expected before the end of February. Short delay - can cope with that.
    Feb comes and goes. No news at all. EA ignoring us. Nothing coming from solicitor.

    5th March - find out vendor is buying a different property to the original one due to complete in Feb so starting conveyancing from the start again. Argh!!!!

    Then nothing. We patiently wait and wait and wait

    9th April 18 - finally get some communication that the seller has just a few outstanding enquiries to be signed off. Seller wants completion on a Monday. We advise 30th at the earliest and we need 2 weeks notice as we need to access LISA funds.

    13th April 18 - seller all of a sudden ready and wants completion on 23rd.
    We reiterate 30th at the earliest (if it must be a Monday) as we need to withdraw LISA money.
    Later that day - after lots of to-ing and fro-ing they finally agree to wait until 30th with completion on 20th when LISA funds are confirmed withdrawn.
    Unfortunately we are now seen as the ones who have held up the whole process - even though 5 months is them, 1 week is us.

    20th April - LISA money is withdrawn and credited to solicitor same day. Ready to exchange as agreed. Seller’s solicitor is on holiday so no exchange.

    And finally today after almost 5.5 months of waiting WE HAVE EXCHANGED!!!

    Completion set for next Monday.

    We still haven't heard a thing from the solicitor! I chased them up last week and they were waiting for one of the searches to come back. But we've had nothing at all from them in the 7 weeks this has been going on. Is that normal? It's 13 years since I last bought a house so I've forgotten what happens. We've not even had the sellers fixtures and fittings forms yet. We had our mortgage offer a month ago. Also it's an empty house so no chain.
  • FTB here, getting increasingly frustrated with lack of info from our solicitors. We're buying a property which was rented, but the tenants have now moved out (as of two days ago)

    24 Feb: First viewing
    3 March: Second viewing. Offer put in (£5k below asking price), accepted same day
    8 March: Approval in Principle from mortgage lender (Atom Bank)
    13 March: Solicitors instructed, initial fee paid
    15 March: Valuation report completed (plus Home Buyer's Survey - no issues apart from an asbestos roof on the shed and non-commercial safety glass in the internal front door)
    16 March: Mortgage approved.
    20 March: Forms and IDs returned to solicitors
    9 April: Mortgage forms returned to solicitors, along with confirmation of the buildings insurance we will be taking out.

    Then...nothing.

    Boyfriend is viewing the property tomorrow to confirm vacant possession (and measure everything). The EAs initially suggested exchange this week, but every time I email the solicitors, they tell me they're still checking information from the seller's solicitors, so that's definitely not happening. We've not had any info from the solicitors about the results of their searches (apart from them telling us we need chancel repair insurance), so feeling very in the dark at the moment.

    We've handed in our notice on our current rented flat, and have to be out by 15 June, so have some wiggle room, but really want to move over the second bank holiday weekend in May, as I know I can get time off around then (getting leave at my place is super complicated, and there always seems to be a reason why I can't have it), plus we want some time to clean and tidy our flat (we're the first tenants, so I'm concerned they'll use any excuse to take money out of our deposit).

    Currently emailing the solicitors every 5-7 days to ask for an update. Don't want to be annoying, but I'm finding the not know anything really stressful.

    Oh wow FloPro, that's so stressful! All of my searches took quite a while in the end, but my solicitor was very transparent and sent me each search report as it came in and kept updating me on what was outstanding and cc'ing me into her chases etc. It may not be your solicitor's fault that the searches are't back, but they should be more reassuring and letting you know what's going on and where the hold ups are! Especially as the house is essentially ready tp move into!

    Up your nagging to more than once a week. Remain polite, but don't let them get away with radio silence!
