Finally we have a update.
All PW signed on 28/3 - still awaiting boiler compliance certificate
Buyers of our property previously signed
Purchase vendors signing 11/4
Completion date in principle 20/4
Our buyers have requested a 3rd viewing next week, just hoping it isn’t ‘is this the right one doubts’0 -
Progress here. We have got the oath through from the probate registry. Need to get together with my sister to swear it (we live in different parts of the country) but the hard bit of the probate process (tax forms!) is behind us.
The solicitor won't issue the contract til the grant comes through but at least we're a bit closer. And the buyer needs to wait for the surveyor's report anyway (and presumably searches) so isn't in a position to start pushing too hard.0 -

My partner has text me to say a big pack of legal paperwork has arrived and to say we need to get ready to transfer our deposit! Eeeek it looks like we may be exchanging soon!0

I've been watching this thread with interest, as we are also waiting to exchange. We were due to exchange yesterday or Monday at the latest, with a completion date of 17th April when our buyers solicitor decided to come up with some last minute queries! :mad:
Here is our timeline so far:
Offer on our house accepted – 19/12/2017
Sales Paperwork sent to solicitors – 05/01/2018
Offer on house we want accepted – 15/01/2018
Survey on our house – 19/01/18
Mortgage Application Signed and sent to underwriters – 23/01/2018
Purchase Paperwork sent to solicitors – 24/01/2018
Mortgage valuation carried out on house we are buying – 26/01/2018
Mortgage Offered – 29/01/2018
Mortgage Fee taken from account – 30/01/2018
Buyer has confirmed she has a mortgage offer and is happy with survey – 02/02/2018
Survey done on house we are buying – 15/02/2018
Survey results received – 27/02/2018
Signed contracts with solicitor – 29/03/2018
.....and now we are waiting again. We are both feeling pretty flat this weekend as we thought we would be exchanged (or about to). Instead, our buyers solicitor is asking for building regulations paperwork for an extension that was done maybe 30+ years ago.
Needless to say, we are worried about this even though our solicitor has said it won't jeopardize the sale. We are surrounded by boxes and was hoping to have a big push on the packing this weekend but now I suspect we will just sit about moping.Horrible, horrible process.

We got a query from our buyer about building regs for a conservatory and if we had it. I said no. Didn't change anything. Sometimes they just ask to see 'if' you have it rather than a request that they 'must' have it.0 -

Re the old extension I read online that after it being there 10 yrs the council can!!!8217;t come and insist it is removed so the only risk is that it wasn!!!8217;t built properly. The fact is is still ok after 30 yrs suggests it is fine. I think worse ways you will have to pay for the indemnity insurance which your solicitor can sort out over the phone so it shouldn!!!8217;t hold things up at all.0

Yep, as long as the works have been there for ten years (and you state that), then it should be ok, and they are probably just asking if you have them as Asl77c says.
We are buying a property with extension and loft conversion, but the vendor has said there are no changes to the original building :huh: we need them to state they are there and are more than ten years old so no-one is liable for building regs.0 -
We haven’t completed yet but yeh exchanged. All they did was ask if we had anything to do with the information. I said no.0
