Saaaaaame. I think I was technically ready to start this process several months before i was emotionally ready (I am still not emotionally ready). I hate stress, any time I open a new email and it's a new curve ball I get so_pale_ . And absolutely don't have the patience for weeks on end of no updates. Emailed my EA and solicitor again yesterday knowing it was pointless as there wouldn't be any new developments yet but I just wanted to be doing *something* proactive. so, our buyer had a viewing on Saturday and her builder has come back with a list of £25k worth of work to be done on our house! argh! and now no one can get hold of her to ask what she wants to do? so she could want to pull out or ask for a reduction but we don't know cos the EA cant get hold of her!
the annoying thing is, her builder is saying we need a new roof and new boiler - but why? they work fine! sure theyre old and you might WANT a new roof and new boiler but im not paying for her future maintenance, that's my thought. does she think ive been living in squalor for the past few months, in a cold, damp and leaking house!?! its so awful that I found out about this 3 hours ago and not heard back from anyone - how is a person meant to stay sane when you can get a call that effectively says 'your hopes and dreams may come crashing down, but ill update you tomorrow....maybe...?'
what can I do except wait, then if she doesn't pull out ask to see the survey and builder report etc and then either meet her in the middle, tell her to go swing or offer to fix the faults if theyre cheap. im not putting a new roof on if the old one is watertight!
any advice, sympathy, hard drugs would be appreciated right now! someone ive got to go to a meeting this afternoon and try not to act like an unhinged lunatic!)

Tudorfan - I wouldn’t listen to their builder for a quote on your house as gospel. Get your own in to quote like for like. Equally does the survey say these things are needed? We’ve exchanged on our house and it was said it needed a new roof. Got a builder round who said it would need on at some point, on paper it could do with being done as it could become a Problem suddenly, however, we are realists. The house is 50 years old of course stuff is old and may do with replacing but that is upto us to do not for the seller to subsidise because we want their house. We didn’t ask for any reductions in price or anything. We want to do an extension in future, I don’t think it’s the sellers place to pay for that either. If its in good condition for you now it is their choice to get the things done and as such they pay, and this is coming from a buyer not a seller.0

thanks Asl77c - I just feel like they've got me over a barrel, I spose everyone does in this situation. and its so infuriating that the EA cant get hold of her - is she looking at other houses as we speak, having typed that I realise how rude she would be to look at other houses without notifying us first or even trying a sneaky reduction! so Im hoping im wrong there.
thing is the boiler work, the roof works. they are both old, but they work. who buys a new roof if they don't need one? someone with more money than me a guess! if only someone could make contact with her to try and set out that we would want to a) see the survey and builders report and b) then get our own builder round to quote for repairs rather than brand new everything. heck if you want a house where everything is brand new, then you buy a brand new house and pay the premium for it!

Tudorfan- The question is whether the property is priced for the age and condition of the roof and boiler.
I!!!8217;m assuming this is the case.
Usually a price reduction is negotiated for things unexpected and which aren!!!8217;t already reflected in the house.
Hope you get a resolution quickly so you know where you stand and this person let!!!8217;s you know where they are at, then you can make your decisions accordingly.0 -

I thought I would post my time line after being glued to this thread for a couple of weeks!
I'm a FTB, tried buying a property about 6 months ago but was declined at mortgage stage due to defaults on husbands credit history which we did not know about. Was told to wait about 18 months by broker.
Feb found somewhere on rightmove which we knew we would love so thought what have we got to lose (just more crushing disappointment if it doesn't happen!)
09/3 Contacted specialist broker who got us AIP after seeing our credit reports. He sent all mortgage application documents for us to complete
10/3 Viewed house and put offer in while we were there
Offer negotiated and accepted
12/3 Submitted full mortgage application and instructed solicitor
20/3 Valuation survey
21/3 Formal mortgage offer. Paid £300 for searches
5/4 Searches ordered
9/4 Some enquiries raised from contract papers
I know its early days but I already can't stand the waiting!

After vendors of our purchase signed today was hoping to exchange - to receive a email stating our buyers are not ready due to spelling mistake on names on mortgage offer.

Still hadn't heard from solicitor so I sent her an email at 12:30, literally got a phone call at 12:32 from her thinking she was just confirming that no she still didn't have the contracts back, but no it was a 'get the money to me by 3:30 and we can complete today!' (she hadn't even read my email) - by 4:30 I had the keys in my hand! :j
Now to spend the next two weeks painting, decorating, carpeting and putting in a new kitchen before we can move in :beer::T:D

We are all of a sudden being pressured by our supe slow vendor to exchange and complete next week.
Monday is was “no idea when” now it’s “the latest they will complete is next Friday”.
They pushed us so close to our 1 year LISA anniversary that we deposited the full monies in so now we need to wait for the funds to be released before we can exchange.
1 year anniversary is next week and they told us yesterday - out of the blue - that’s when they want to complete. It will take time to draw the money down now and we just can’t meet this deadline with so little notice.
I seems they feel like they can snap their fingers and we will jump when all along we have been so patient and haven’t kicked up a fuss about the delay that they have caused and their complete lack of communication. I asked for them to give us an indication of when they wanted to complete ahead of putting in the LISA deposit and they point blank refused. So on 5th April we deposited the money as we still had no idea.
I’m really frustrated with them. My solicitor says they are being unreasonable. I’m dreading my phone ringing today as I feel so emotional and stressed and fear I will break down.0 -

Offer accepted 19/02
Mortgage application in 20/2
Valuation survey 21/02 (we got lucky with a cancellation)
Mortgage offer 06/03
Solicitor had funds for searches 15/03
13/04 seems we are no further along, solicitor has gone on maternity 'unexpectedly' and so far her boss had done some work, now we're on the second locum solicitor.
Vendor/EA were keen to complete by end April, it was looking good Mid-March, not so much now!
We're FTB, moving from rented, and the vendors are moving into an unoccupied property so a short chain!
Will be ranting at the solicitor today, even just writing it down shows to me how bad they've been!0
