    @donutandbeer I agree the whole buying and selling in England is very stressful and I definitely don’t remember this level of stress when we sold our first home and bought this one 19 years ago!
    i know too close to Christmas wouldn’t be ideal but our buyers FTB are desperate to be in their own home for Christmas and I really want to be able to help make it happen for them.
    unfortunately I’m not the most patient person and I’m finding it really hard to manage my expectations. 
    Nothing much I can do other than wait at the moment though 😬
  • We are lucky in that we don't have a chain. My partner and I are currently renting and we're buying an ex rental that is now empty.

    Reading these posts is eye opening because I'm actually the of the opposite mindset, I don't want to move before Christmas, I'd rather complete in the NY, mainly because the house needs a lot of work and realistically if we were to exchange and complete in the next month we're going to have trouble getting anyone to start any work in the few weeks before Christmas and NY. 

    Our last search came back this week, one quey has been raised and we're waiting on that, but in the mean time we have discovered via the survey that the roof also needs around 5k of work, so I'm trying to get quotes to confirm this, but all the local roofing companies are flat out with the recent change in weather and its proving quite difficult to get anyone to come out.

    I think in all honesty we won't be exchanging for a while yet. 
  • We’ve got a completion date of 21st November and are exchanging asap!  Our (short) chain was complete at the end of July

    I was wrong! It was the management company still causing the delay....supposedly the buyers want to know the exact fee they will be paying per year before proceeding (completely understandable). My partner can't provide this info as he hasn't been charged anything yet or received any paperwork due to his new build estate not being finished.

    Supposedly after two or three emails backwards and forwards with the management company over the past few months, them accepting they are in charge of the estate etc., they provided this answer: 'We don't know how much we will charge, that's not our job. You need to ask your landlord'... There is no landlord. Its a freehold property and my partner owns it. GIVE ME STRENGTH.

    So..  after an hour on the phone with them again, our solicitor has got the answer she needs and we are back to where we thought we were a week ago. Discussing completion dates. We need to complete by 23rd November, otherwise my partner's HTB valuation runs out. He has been very lax with the situation up to this point, if that runs out and he realises he needs to pay £450 for a new one, he's not going to be Mr Laid Back anymore! hahah.

  • What are the final documents you should receive from the solicitors when buying a property before you can exchange ?

    Same! We’ve stalled at final enquiries because the buyers solicitor keeps sending the same enquiry back and my solicitor keeps saying it’s been sorted. I could scream
