    My solicitor has rung me and we have exchanged today. Completion on Thursday. It’s my first house and I haven’t given notice on my rental yet so luckily I’m not in a mad scramble for removals or anything.

    This has been a long journey for me with my offer accepted in Feb. I waited a bit to get the mortgage underway as my chain wasn’t complete, then decided 2 months later that I would get something in place. Had been totally kicking myself for letting some good rates get away but it’s worked out for the best as I got my offer in April and it was due to expire at the start of October. Anything I would have secured in Feb would have expired a long time ago and my rate is now looking very appealing!!

    Very excited as I had all but given up on this chain ever limping over the line but we’ve made it!

    Update today we’ve had email from solicitor with all the land registry info and fixtures and fittings stuff for us to approve plus estate agent has updated to say vendors haven’t found an onward purchase but are aware of our deadlines and would move into rented if needed as won’t risk losing the sale.  Whether this is an empty promise or not 
  • I cant believe a thread like this exists! this is amazing! I have found somewhere where I can ......arnt about our sh*tty situation.

    Waiting to exchange on a house we offered on in may. Everything is done apart from ....... probate. The same probate we were told that was granted BEFORE we offered on the house. I asked the agent multiple times before we offered if probate was granted. Yes we were told.

    Who knows what's going to happen now, our buyers mortgage offer ends in November (FTB - Offered on our house end of April). If we aren't done by then, this all falls through as they wont be able to afford the new interest rates.

    FML. Anyone else been lied to about probate before offering on a property? How is this even allowed?

    The whole house buying and selling transaction process needs a massive overhaul.

    In exactly the same boat (perhaps you're the one buying my property) as i had countrywide value my property today... Nationwide have been to value the property I'm buying today (also countrywide) so will let you know when I hear something

    We just had both valuations (buyer and ours) returned same day, mortgage offers issued all round :)

    I gave permission to exchange today! Completion on 7 October now so only delayed another week. Not sure when we actually exchange. Waiting on an email to let me know!

    Ours is 31st of December so should be ok but the rate we are going...haha
