    Well, after being told the vendors house would be ready this week so we could exchange and complete, they’ve now said it will be another 4 weeks. (Although the estate agent dealing with it I know and she’s said it is ready to complete now, so hearing two different things. 

    Really wanted to move in June, but I guess it will be July now. So defeated, 4 of my friends who all offered a month after us on theirs have exchanged this week, one is even moving on Monday. I wish it was us!

  • I exchanged today - yippee completion for Tuesday. 

    It has been a tough year with one house the vendor pulled out after 8 months of me hanging around for them to find somewhere.

    We had to go on holiday to get over the disappointment In February but came back and started again. Offer accepted on 15/03 and Things have been fairly straight forward throughout.

    good luck to the rest of you lot I hope you have some positive news soon.

    Another update on mine today. All Enquiries and Searches now complete. Legal pack being put together after the BH, as the Solicitor has 30 Completions on other properties to process between now and Wedneday, so they take priorty.

    To be fair, the solicitor has been very efficient.

    Finally able to join this thread.
    We are doing a "buy to let" transaction ie remortgaging current home to buy to let mortgage to release equity for 2nd residential mortgage on new property.

    We found a property we loved back in February, viewed it, then our whole household got covid for 3-4 weeks (one after another), then the estate agent wouldn't let us view a 2nd time. Circumvented the agent and arranged a 2nd viewing with the seller. Put in offer a couple of days later, was accepted quickly but then we struggled to sell our house - we had held off as the market was strong and one of our neighbours a street down in the same house type (4yr old newbuild) sold theirs in less than 3 weeks in January. So did the sums and are converting our current property to a buy to let.

    There is no chain. Seller is an older widow who owns a small coach house next to the (large victorian detached) house we're buying; she lost her husband in December and is very keen to get moving. As are we so hopefully the process will be quick from now on; our main worry is the survey results as the house has some cracks. We'll be getting a level 3 survey.

    25/02 1st viewing 
    Covid covid covid
    28/03 2nd viewing (arranged with vendor)
    31/03 offer submitted & accepted by vendor
    19/05 estate agent told us house would go back on market if we couldn't get offer on our current house by 24/05
    20/05 contacted broker re "let-to-buy" remortgage & 2nd residential mortgage
    24/05 AIP let to buy mortgage
    25/05 AIP new residential mortgage
    26/06 solicitor instructed & mortgage applications (x2) submitted

    Anyone else who bought leasehold recently had situation where management company solicitors still not answered all queries after 1 months? They been really slow took them 2 months to send management pack out and at first kept saying no one requested it! Now my solicitor raised queries against it 1 months ago.
