    We had difficulties sourcing an electrician and also there were lots of various difficulties with solicitors not responding to each other.In fact we only got some responses on 12.5

    We went to view after exchange and before completion. Partly to simply review aspects of the property we couldnt remember well eg. what colour the wood was in an unphotographed room so furniture matched and to measure up. It was also a really helpful chat with the seller, we sorted out some basic things for ease eg. do we want certain plants, do we want this or she can get rid, we told her not to bother with fixing certain things as we were going to repaint any way. She even showed us how to work certain things!

    Hopefully she didnt find it rude.

    I agree about chaos though in her house and ours!. We are in rented and had forgotten that the agency might want to take photos to remarket so have had to try and sort the current chaos of multiple boxes etc. Hopefully the photos dont look like we are living in an episode of hoarders!

    We are hoping that they dont ask to conduct viewings because cant imagine trying to keep the house landlord appropriate and the towers of boxes are becoming overwhelming

    The next worry for us is about trying to return the rental house in the right condition. Weve lived here for 6 years so theres walls to be repainted etc. Annoyingly theyve asked for reciepts for professional carpet cleaning, but also flea treating?! Reluctant to pay for a pest control company  fumigation when the dog is regularly treated and theres never been a flea to be found.

    6 years will be considered fair wear and tear. You absolutely will not have to paint nor pay for the walls to be repainted 

    Even if your contract states that you have to pay for professional carpet cleaning , it will be considered an unenforceable clause. 

    Please don’t let the agent try and take anything from the deposit that isn’t fair. 
    It is your deposit and 6 years is a long time.   If necessary dispute it with the scheme that is holding the deposit. 

    The scheme will decide on what is fair and what isn’t

    Finally exchanged and complete 3 days ago.

    Timeline:

    Viewing: 21st Jan

    Offer: 22nd Jan

    Offer accepted and signed: 24th Jan

    Mortgage application submitted: 27th Jan

    Contract pack received: 11th Feb

    Mortgage offer received: 23rd Feb

    Searches results received: 4th March

    Queries raised: 4th March

    Exchanged: 19th May

    Complete: 20th May

    4 months in total the whole process from offer to complete. Finally, notified the landlord a week before exchange. Our landlord is very flexible and easy going so no fuss, we still have 3 weeks overlap before we have to completely vacate the rentL flat.

    Hi all I am looking for some advice please. I am a FTB, offered accepted 18/03. All searches back, draft contract approved and enquiries were sent 4.5 weeks ago. Our solicitors have heard nothing since, even after chasing 3x in terms of updates. The enquiries (as far as I’ve understood) all look relatively straight forward yes/no answers. After speaking to the EA to see where the delay is he has come back with the following. “Your vendors have their mortgage offer in and their solicitors have raised enquiries with their vendors. However they are waiting for searches to come back on their purchase. A lot of solicitors work differently so they may want everything before they respond to your solicitors” does this sound correct? I just find this a bizarre response as if this is the case they could wait for their searches before responding but this may raise more enquiries and we will be then behind and end up delaying the chain of 3. Apologies if this is a silly question this is all new to me and I am getting quite stressed about the whole thing. Maybe I am overthinking and this is perfectly normal practice. Any help would be appreciated. 
    The transaction isn't going to complete any faster than the slowest party in the chain. Your vendors appear to be taking no chances and are avoiding incurring fees until they are certain. How many parties are above in the chain?  As the FTB at the bottom, you'll wait the longest.

    Yes , it crossed my mind. 

    However, both the estate agent and solicitor have seen her proof of funds. 

    I understand from the buyer when we met her as she wanted a second look that she wasn’t impressed with her solicitor and rarely replied to her 

    it was the sales progression team who said that we should be in a position to exchange on last Friday and when that didn’t happen , buyers solicitor said they were waiting for deposit and should hopefully be in position on Monday but nothing heard all day. 

    I have heard that this can all be normal so I’m not too concerned yet. 

    The deposit may need to clear or there may be some tying up of loose ends not connected to the deposit but it would be good to get it all sorted as it is never really in the bag until exchange.

    Thank you so much for this. That makes sense I suppose.. I think I was just worrying over nothing to be honest. There is us as FTB, our vendors, who are buying from another vendor which is a tenanted property. The tenants are awaiting a new build which is due to be complete in July (taking this with a pinch of salt as I know this is likely to be delayed). So maybe that is why they are dragging their heels slightly. 3 in the chain based off of that I believe as I assume you include the tenants although they are not the vendor themselves.

    my timeline has been:

    24/02/22 - viewed house I liked
    25/02/22 - put offer on the house I liked
    28/02/22 - offer accepted 🥳
    02/03/22 - instructed solicitor 
    10/03/22 - contract & title documents for sale received, signed & sent back to solicitor
    31/03/22 - buyer initial enquiries received & answered
    08/04/22 - searches requested 
    10/04/22 - mortgage offer received
    11/04/22 - contract and title documents for purchase received, signed & sent back to solicitor 
    11/04/22 - initial enquiries on purchase raised
    *insert lots & lots of enquiries in between*
    14/04/22 - searches received

    for me the biggest headache was the ongoing enquiries and solicitors taking their time with them and not chasing them. I swear I hate the word enquiries and I am so glad to not be hearing it again 😂
