GentleGiant01 said:Well - I’ve been super confident through the whole process of looking and offering that I would have no issues with the mortgage and I’ve just been declined! Very angry at my broker who didn’t even want my credit report prior to placing my offer absolutely assuring me there will not be a problem. Let’s hope there isn’t a bigger issue going on here that I don’t see.0

Tentatively joining in, we had an offer accepted on Friday on a fantastic home after searching since November when ours went under offer (end of chain landlord). I viewed it on my own and was so excited for my partner and our kids to see it, so we arranged a second viewing for yesterday, which would be done with the vendors.
The reception from them was very frosty to say the least. The vendor stood a full 10 seconds staring at us through the glass door and we had to convince him were the buyers, he thought he was selling to another couple. Doh! He reluctantly let us in and we left after an awkward 10 minutes quickly looking round. This really put a dampener on the experience, he also said they put an offer on in a property and are waiting to hear back. The estate agent told me before the first viewing they had an offer already accepted and it was end of chain. Their previous house sale fell through recently because they took a while to find somewhere and the buyer pulled out, so this is concerning.
So as it stands, we don't know how things will proceed. After the vendors' reaction, I am not sure if they would still be committed to selling to us (my partner thinks I am being silly, no-one would be that irritational, I beg to differ).
Good luck to everyone on your sales / purchases!0 -
The saga drags on still ….. I was told after 18th March dates could be discussed for exchange and completion . Email on Saturday to say there’s a few enquiries on my vendors purchase …… my dreams of being in by mid April are shattered . Such a stressful process0

We are currently selling and have no chain as we are moving into my Wife's Nans house which we plan to buy once probate comes back, we knew we could move in beforehand and buy once living there.
About 8 weeks into the process now of selling ours, the buyer is doing a BTL on their current home with a 'specialist' lender so its taking a while, took nearly 5 weeks to get a valuation instructed. Valuation came back £10k lower than the offer but buyer will make the difference up according to the EA.
I would guess we have 4-6 weeks left before completion, currently waiting for the searches to come back and their solicitor to raise queries.
Our solicitor needs to get the management pack for ours but has advised we wait on this until they raise queries.0 -
Looking good for exchange today .... email from our solicitor confirming this morning, waiting for reply from sellers now.3
