       Unfortunately your sellers and their sellers agreeing to your proposed date in reality means nothing if the solicitors are not ready which may well be the case reading your solicitors response.

       

       
       

    Everything is ready on our side and so is everything on our sellers side we are awaiting a confirmed completion date from the sellers seller. Our solicitor is now saying were aiming for Feb 18th as this is the earliest the sellers seller can move

    These are the worst, and seemingly the most common type of responses, and they do not tell you anything!

    The only positive from that is the fact the message is asking whether you are still proceeding, which at least indicates their client is still wishing to proceed.

    But now the aggro of agreeing a mortgage extension without knowing if any extension will be sufficient. I can only suggest you contact mortgage provider to see if they are willing to extend and for what period, then go back to solicitor to ask if the offered extension is adequate prior to accepting it.

    My Solicitor is still attempting to exchange contracts today.

    Buyer has now verbally confirmed to EA that full deposit moneys have been sent across to solicitor and buyers solicitor stating they are not yet cleared into their account but willing to exchange as soon as they are.

    If we don't exchange today I will likely have to request a change to completion date and hope vendors agree, as the buyer-proposed Thursday completion is cutting it fine since it took all weekend just to knock 2 items off my fixtures and fittings to-do list, and 16 items still remain! Most items would be difficult to reverse, i.e removal of CCTV system, digging up a tree, lifting garage flooring etc, all valuable items the buyer doesn't want.

    I think this is the instruction that everyone in the chain has agreed on the date, once it comes back down to you with everyone saying yes to the completion date then you will all exchange.

    So whilst your solicitor will speak to the sellers solicitor they then have to follow it up through the chain for everyone to agree.

    I'd just go to your lender / broker and get a 1 month extension. That's what we did and we didn't know the dates for certain. I actually only wanted 2 weeks but my broker spoke to the lender and extended by a month. In the end we completed 6 days after the original offer expired anyway so two weeks would've been enough. 

    Chances are a month should be enough. If not you can always go back again (annoying as it might be).

    is the sales progessor the EA? sorry im ftb so i dont know half of the things. I can give them a call and ask for updates but last time i did this they just told me our side and the people were buying from is ready to exchnage as soon as we get confirmation from their onward purchase, i feel like id get the same answer but i will call them anyway :)

    I'd just go to your lender / broker and get a 1 month extension. That's what we did and we didn't know the dates for certain.     Thank you - I’ve requested that through our mortgage advisor,  the assumption was we couldn’t get that without something of a deadline but I might go back to see if she can request anyway and give a month - worst case they say no and we know that from Friday we’ll need a new mortgage offer or cut our losses and find somewhere else.

    Based on this forum they must see it all the time but not great when you’re in the thick of it.

    Agree! Our sellers are actually ready to go too, just the person above them who has been a blocker at every stage/potential exchange.

  • We're really close to exchange. Our solicitor said our buyers' solicitor was going to requests funds from their mortgage lender. Any idea how long this usually take?

    I might have misunderstood, but are you saying that you listed these on your fixtures and fittings presumably with a cost attached, your buyer has said no and you are removing them? CCTV I guess you can reuse, but digging up a tree and removing garage flooring, seems madness and a bit unreasonable of you. 🤔
