I can’t see that happening at this stage but he did previously pull out of a sale with the last buyers because they tried to negotiate him down at the last minute.1 -
Well our seller has told me he sent all the signed paperwork to his solicitor. But doesn’t know what my solicitor exactly wants. So I explained fixture and fittings and TA6 to get enquiries going but I don’t know if he knows what I mean.Pulling teeth!!!!!Wish me luck.0

We viewed internally just before exchange in mid-December, to check all in order etc. We then failed to exchange.
Viewed externally before 2nd attempted exchange, looking in windows to make sure no burst pipes etc, and all ok. We failed to exchange again.
With Exchange finally intimated to be this week (now looking unlikely) I suggested to wife on Sunday we go view again. She didn't want to, she's really had enough and quite concerned at the mental damage if all falls through, but it was a sunny weekend and I persuaded her.
Arrived at property and next door is surrounded in scaffolding, including from inside 'our' new back garden. A skip on the shared drive, and portaloos on 'our' part of the drive. On top of that next door are having a loft conversion and cutting into the party wall.
Thank goodness we viewed - can you imagine if we'd turned up with removal lorries with no access to our new home. Also had to request a Party Wall agreement, which fortunately was in place but could have been problematic had we completed without a copy.
100% worth a viewing before exchange, even if only externally. but definitely internally as well if property has been empty for a while.1 -
Hi everyone - longtime browser, first time poster here. We've been waiting to exchange for what feels like forever, but compared to some in this forum i guess its a short time.
We are buying a property that is vacant & FTB's are buying our current home. We are getting a little impatient with them and I want to get your opinions as to where to take this now.
Offer accepted on Nov 2nd. They applied for their mortgage with nationwide 10 days later. M offer approved but Nationwide will not send it to their solicitors until further identity checks are complete.
The EA has told us they didn't use a mortgage advisor (huge error imho) and are recently married, they applied for the mortgage in their new married name but didnt update any of their details with banks, electoral roll etc (stupid right). Nationwide requested a marriage certificate at the start of January, but that still hasn't been reviewed, and they are now saying it wont be until the 25th.
Our sellers are getting very impatient, we should have exchanged the 1st week of Jan.
Everything else is ready to go, just this final piece of the jigsaw. But 3 months to get a mortgage offer, really?!

Similar to our Buyers buyer.
Its a private sale and apparently the mortgage is outstanding!
Sale was all agreed end of Oct so not sure why its taking so long and makes me concerned!

Buyer solicitor still chasing completion paper work for an extension which doesnt exist!
Owners 2 before us seemed to love to apply for planning permission for different projects and then never build them!
I cant provide build completion docs for something that doesnt exist and was supposedly build 7 years before we even owned the property!0 -
20/01/2022 Was previously told 28th Jan for completion, got an email this morning saying our sellers seller earliest day to complete in 18th Feb !!!!
everybody is ready to exchange so I'm hoping we can do that next week to get that date set in stone...

My sellers are still waiting for a date to move into their rental. We were hoping to complete first week of February but looks like that's now starting to slip....0

Received a phone call out of the blue from Solicitor that everybody is ready to exchange and a proposed completion date of 27th Jan.
Checked removals availability and confirmed available.
30 minutes later Solicitor called back to say vendors solicitor has gone home early so we failed to exchange today, but should be good for first thing tomorrow morning.
Amazing how quickly the tables can turn after sleepless nights thinking everything was collapsing around us.
Fingers crossed for tomorrow!!
