when it comes to exchange can the money be transferred from out of my current Santander account or does it have to come from our joint Halifax account or doesn't it really matter ?
Doesn't really matter as long as you have a paper trail. I transferred ours out of my own Premium Bonds account into my personal account, and then from the personal account to my solicitor.

As per greensalad, it doesn't matter. BUT depending on the amount of your deposit, watch out for online payment limits for your account. You might need to make several payments, which could take longer. You could also use CHAPS for a fee. Check limits for your accounts, and don't leave it until the last minute!

    Good luck

Finally feel like we turned a corner today. Six and a half months after our offer was accepted out vendors have finally received their contract pack and are (hopefully) ready to start discussing dates soon. This is after literally months of us waiting for them to sort out everything with their onward purchase. We signed our contract in November and were ready to exchange in early December! We would've been ready in October if we hadn't sat around waiting for so long that we ended up getting a cheaper mortgage rate and having to redo the contract.

Fingers crossed maybe we'll have an idea of exchange soon.

Deposit of 17k will be coming out of my bank. I think i will call my bank today and just update them of whats happening just so they dont think something odd is going on. santander website says  "You can make single payments online of up to £25,000 from your current account for free" so i think it should be fine ...

    Our timeline so far:

    (4 in chain)

Oct - Offer accepted on sale of our house
1/11 - Offer accepted on new house
    23/11 - Chain completed
22/12 - Enquires from buyers solicitors received and sorted
23/12 - Draft contact for sale complete
6/1 - Private sale at bottom of chain mortgage still outstanding
12/1 - Our mortgage all approved and papers signed

Top of chain (our sellers) buying a new build which is ready and developers are pushing for exchange (yay!)
Bottom of chain (our buyer house) is a private sale so our estate agent is struggling to get updates. Apparently their mortgage offer is still outstanding which makes me very nervous! Surely that should be sorted by now?

Yesterday made it very clear to our estate agents and our sellers estate agent we need to move in Feb.
Expecting baby #2 mid march but as we know babies can be early/late so really dont want to move in March and have the stress that we might be in labour/hospital/have a day old baby and be expected to move!

Originally we were told the chain were aiming for end of Jan/ start of Feb.

I have no idea of how much longer things will take.... Any ideas?
Currently chasing my estate agent once a week - they are very good at providing updates. Anything more i could be doing my side to hurry things along?

    Thanks!

Still no dates 🙄. Been chasing everyone and it seems to be imminent, final enquiries are being done ahead of exchange. 🤞
  • It seems a lot of people go to view just before exchanging… I was wondering if we should do this too? The reason we’re hesitating is because our vendor is quite jumpy and we’re worried about upsetting him if we ask to go in (he’s elderly and lost his wife recently hence the sale). We’re definitely doing a drive-by to check the house is still there  :D but we don’t need to do anything like measuring up because we’re getting works done on the house before we move in.

I’m leaning towards asking the EA if we can pop in but my OH feels quite against it. I think he’s worried the vendor is gonna say no and put the house back on the market! I can’t see that happening at this stage but he did previously pull out of a sale with the last buyers because they tried to negotiate him down at the last minute.
  • My pre-exchange viewing is this afternoon. I was also worried that it might offend the seller/make them concerned. I explained how excited we are to purchase the property and we are looking for a final viewing to satisfy my solicitor. The estate agent was fine with it and the sellers came back within 10 minutes saying 4pm Thursday is fine.
I don't plan on doing any measurements tonight. It will be just a quick pop in to check everything out and ask some questions for my peace of mind.

I'm hoping now that we might be able to complete on 28th or 31st.
