    I’m a FTB so just going with the flow (all seems to be going well so far). Offer was accepted on 15th October. Mortgage offer, valuation and survey all back fairly quickly. Searches were received back last week and enquiries sent were sent off to the sellers solicitors today. 

    Not really sure what follows on from this. The mortgage deed was sent out in the post today then assuming once all replies to the enquires are back I will be sent the contract to sign and then can start discussing exchange.

    Property I’m buying is empty so no chain which I think is why the process is going so quickly. It has been mentioned that the week commencing 13th Dec is what they’re aiming for. Heres hoping!

    Hi all, just checking in. Should be exchanging in the next couple of days. I can't wait to complete, aiming for Friday. The past two months have been so stressful especially.

    Sending positive energy to everyone in this thread or lurking. 
  • We were aiming to complete on Monday, but as we haven't exchanged yet, I don't know if it's possible.

    We can obviously do a day or two between exchange and completion, but as we have a mortgage that we'll be using, it will depend on whether my solicitor has requested it from the bank.
  • If you have exchanged, you would definitely know it. The solicitor will contact you on the day for your explicit consent beforehand and then will explicitly confirm when you have exchanged.

    If you’ve not had this then likelihood is you’ve not exchanged contracts.

    I've made an agreement with my solicitor that I'll email them every morning a one liner which says "I am writing to confirm that my position has not changed and I give my permission for exchange to go ahead". This means that they can get on with exchanging the second they can get hold of the vendors solicitor, rather than having to try and track me down because I work with clients and am in and out of appointments.

    I can't wait for this to get done... the one week deadline the vendor issued weeks ago is ... well.... it passed weeks ago and we are both still sitting here twiddling our thumbs and not sure what's going on!

    My estate agent messaged me earlier today to ask if I'd heard about exchange yet. (considering they told her they were all ready and wanted exchange by last Friday when she spoke to them at the beginning of last week) 
    That'll be a big fat nope then... 
  • Totally fed up. Our purchase has been ready for weeks, we've got a FTB purchasing ours and he doesn't have a clue... delayed getting his contract and deposit, now delayed because he hasn't sorted buildings insurance. He doesn't seem to understand the importance of following up and chasing. Trying to be sympathetic, we were all FTB once but it's frustrating. Hoping to exchange this week and complete on the 6th. If someone gives me the "ooh you won't be in until after Christmas", I'm going to scream!
  • Well I've come to the conclusion that we must be exchanging and completing on the same day. My solicitor phoned and said we should be able to go ahead with completion on Friday if the mortgage funds can get there in time. Its awful not being kept in the loop and told basic things. Not sure when to get buildings insurance to start or when to book removal vans.

    Decided to give a call to solicitor yesterday as I still didn’t hear anything. Decided if all goes well we are looking at a date of entry on the 13th. 

    Not putting much hope into that specially with everything that has happened to this point. 
  • Just wanted to vent how poor conveyancers are at returning calls . 
    I understand how busy they are ect but it’s just poor customer service and poor time expectation setting .
    reading some of the stories on here I can’t believe how long some buyers have waited because of poor ineffective conveyancing
