    Unfortunately nothing new from me this week.
    I called the estate agent who confirmed that the vendor's haven't had any luck with finding a new property. And the property they had originally offered on when we viewed has not progressed any further either. So despite being lead to believe the chain was complete, 11 weeks on we are still waiting. 

    I have also mentioned we have outstanding solicitor enquiries which would be nice if they could answer them but nothing further there either. Fingers crossed for better news next week. 


  • This may sound like a draft question but I've not moved house in a long time.
    I'm looking to exchange next week and I know in will need to sign the TR1 and contact for my purchase. All paperwork so far has been through an online portal but should I be receiving originals of the TR1 & contracts signed by the vendors. Just wondering if I'm going to get an envelope of stuff shortly

    Major breakthrough ! I am exchanging and completing on 1 Nov as proposed!! 

    Yesterday morning I was sulking about being stuck at the enquiry stage, my never-reply-my-emails-and-calls solicitor FINALLY responding.  While I worried that transferring a large amount of money may takes a long time, as I have never done it before, she reassured me it can be done instantly.
    She was confident that we can COMPLETE  on Mon if we deposit money early in the morning.

    Originally I proposed 1 Nov to be completion but seller "does not agree". So we asked when would you like to complete.  No reply from them. Later on their solicitor emailed back and said they mis typed the "not", so they DO AGREE on the completion date! Silly mistake!

    I was very worried before, basically everyday, that the seller would pull out. That is because aafter she accepted our offer, the other houses (smaller than us with less bedrooms ) were priced at higher prices than hers. 

    Anyway... hope Monday goes smoothly. 
    FTB on no chain house

    15/8 offer accepted 
    18/8 instructed solicitor 
    20/8 instructed surveyor
    1/9 Draft contract received 
    1/9 Local searches ordered
    15/9 Survey done
    17/9 Survey report received. No major issue
    21/9 Survey report sent to our solicitor 
    4/10 A bunch of documents received from solicitor (inc. local search results, fitting fixtures forms...)
    4/10 Enquiries raised

    Hoping exchange in mid Oct, completion on end of Oct

    20/10 Suggested 1/11 as completion date - let's see how it goes!

    What a ridiculous typo! I've run into so many shoddily typed documents in my conveyancing process, including my survey missing a not when talking about Japanese Knotweed which made me think for a while that my new garden was infested with it.

    So ridiculously stressful and can be avoided by some proofreading and care.

    Yes mine has been mainly through portal and I think I did receive some documents in the post to sign and return, much prefer the portal way :)

    Lol impossible mistake to make. If the seller agreed to the date, you wouldn't reply "Seller DOES agree", you would just say "seller agrees", or "seller agrees with the date".  They would have had to mistype the "does" as well as the "not". That, or they were just half asleep.

    Anyway, after all the stress, wish you luck with completion on Monday. Hope all goes smoothly xx

    @nicolanickynic Good point haha...  Finger crossed it goes smoothly on Monday. Luckily we don't need to do any arrangements; we are not moving in yet as we are going to get someone to refurbish the house 1st.

    Please say I'm not the only one who initially thought your surveyor had written about 'Japanese kweed'?

    My surveyor sent me the report for somebody else's survey, done on a house with so many faults that he considered it a terrible buy at any price and couldn't recommend proceeding with the purchase! I had a number of heart attacks before I realised that the address at the top was wrong...

    We have Japanese knotweed at our property we are buying. Unfortunately not a typo but was over exaggerated thought it was riddled with it and we wouldn’t get the mortgage but it was actually 1m x 1m and been taken out and has a 10 year guarantee.

    we told the seller to arrange to all other wise we would pull out and she did pay the  £3000 for a survey and management plan. 

    Hopefully smooth sailing here on in.
