Once done the solicitor has to apply for the statement using the ISA Portal, according to the portal it can take up to 5 working days for the funds to arrive.
FYI - I let my solicitor know that I was using a HTB ISA from the outset and shared my statement with her way in advance and she has only today applied for the ISA on the portal. (she's been totally incompetent)
We are due to complete on Friday. The HTB bonus was already deducted from our completion statement despite the funds not having arrived and our bonus is very small, so any deficit that may occur as a result of the money not arriving can be covered by the legal fees we have already paid for. Technically, I believe this isn't how it's supposed to work as the funds are supposed to be specifically used for completion.
Anyway, hopefully the FTBs have already closed their account as the solicitor step doesn't seem to have taken very long.0 -
@nekr0mantik @E_D_FTB @SaucySecrets - thank you ☺️I can’t believe we are so close and a solicitor can just ignore everyone else in the chain contacting them all day and then finish at 3pm and still sleep at night with everyone left in limbo….I know this isn’t reflective of all solicitors but it’s those few who give the good ones a bad reputation!
I’m currently sat in the sun with a large glass of wine enjoying the last of the summer sun….I suppose it could be worse! 🍻2 -

I've had an offer accepted, full mortgage offer has been issued (and I've signed and returned the mortgage deed), all searches have been ordered and returned (I believe), and all enquiries have been raised and satisfied (I believe). My conveyancer advised that she's waiting for the vendor's conveyancer to approve the transfer document, and I chased this via the EA at the end of last week, so I'm hoping that this has been approved now too.
I've already completed on my sale, and the property I'm purchasing is vacant. There's no chain above my vendor, as it's an elderly lady that's already moved in with family AFAIK. I'm a second time purchaser, but I honestly can't remember much of the process from my first purchase (probably blocked it out!). Does it sound like we might be in a position to start discussing exchange and completion dates if the transfer doc has been approved? I can't think of anything else that needs doing, but I don't want to get my hopes up!
It does sound positive if transfer docs and contracts are ready to be signed. The most definitive indication is when your solicitor issues the completion statement and asks for you to ensure funds are with them / requests funds from your lender. Good luck 🤞0 -
I know they're probably all overworked and undersupported given COVID, working from home, influx due to stamp duty etc so I have tried to be forgiving. Completely agree with this but it’s also the same for the majority of their clients. It doesn’t take a lot to ‘be kind’ and just acknowledge that it won’t be happening. When I think of the amount of time wasted today by so many clients and professionals in our chain I find it really frustrating. I have to say though, my solicitors have been amazing and I know how fortunate I am to be able to say that 😊neydejean said:

Feeling so furious. We were meant to exchange today, we have been told numerous times the chain is ready and completion will be next Friday 17th.when we advised the estate agents of the property we are buying , got told we won't be exchanging or moving next week as all enquiries have not been satisfied with the house the people we are buying from are buying. No idea how there van be such a huge miscommunication with the Solicitors , so have also lost deposit for removals as we had been ad used everyone was coming for 17th so many times0

Totally understand your frustrations, slightly different circumstances for me but it all comes down to communication. You’ve still got over a week so hopefully the rest of the chain can push for completion on the date planned to speed up the rest of the chain 🤞Kazzam1984 said:Feeling so furious. Thanks, i think it's because our first house fell through at this point in June. So stressed and anxious and an emotional rollercoaster. Itd just enquiries at one point of the chain, everything else is done , but apparently takes 5 days to request funds etcWorriedKirkels said:

Also so worried we won't make stamp duty cut off as our buyers will pull out of not done by end of September . Yuk0
