    I can’t even get a progress update never mind a date. I’ve been told to “trust the process” but I have no idea where my purchase is up to, and the first “progress update” on my sale was when the queries came through for me to answer at the same as the contracts to be signed. I’ve hear from my buyer that the searches are due back Friday, but I’m in the dark on my purchase. 
    19/7: Sale property on market
    24-25/7: 22 viewings on sale property
    24/7: Viewed purchase, probate awaited, no chain
    27/7: Offer accepted on sale (above asking price) FTBs
    28/7: Asking price offer placed on purchase
    29/7: Offer accepted on purchase
    11/8: Mortgage appointment with natwest
    12/8: Mortgage application submitted
    13/8: Valuation done on sale
    13/8: Valuation on purchase booked for 31/8
    16/8: Sale valued at offer price 
    18/8: Valuer for sale turned up early, valued at offer price
    19/8: Mortgage offer received
    26/8: Full structural survey done on sale property. Informed probate granted. 
    3/9: Survey report received, some untoward findings
    8/9: Second viewing, decision to reduce offer

    Just discovered my solicitor is away for a lot of this month and still haven’t received the contract to sign but hoping it will be possible somehow. It may mean less time between exchange and completion- the sellers wanted 14 days though as they have a lot to move. 

    The sun makes me feel positive so will keep that going!

    I think they worry to tell you where you are at in the process in case it raises expectations but I would rather have some indication than none as the feeling of limbo is awful! Reading what you have put it sounds positive though and that you are well on your way through the process 😁 I find the EA can be a great source of information too. FWIW, maybe check if your solicitor has received the draft contract and relevant forms from the vendors solicitor for your purchase - even if you are awaiting searches you should have had the Fixtures and fittings etc. Good luck 🤞

    Your solicitor might have tasked another solicitor or assistant to cover so maybe check and hoping you get updates whilst they are away 🤞😁🙏

    Gosh, looks like I messed a lot yesterday. Fingers crossed for those waiting for exchange today!

    We've had a very frustrating update - the people above our sellers, despite apparently needing to complete by end of Sep because their mortgage offer expires are refusing to contribute to our incurred costs by overlapping rent and mortgage to meet their timeline. Ours sellers have been lovely and offered to cover half, but it just feels like we're both being conned by this greedy person above who wants everything on their terms only. Part of me wants to be bloody-mind and say if they're not gonna compromise then we won't agree, but the larger part is just so tired of this nonsense.
    10th June - DIP submitted
    11th June - DIP referred to underwriter
    12th June - Viewed house, offer made and accepted
    14th June - DIP accepted and full application submitted
    16th June - Valuation booked for 18th
    18th June - Valuation completed - received text and email confirming the report had been received by Nationwide for review.
    22nd June - Hard search (Transunion)
    24th June - Second hard search (Equifax)
    1st July - Extra documents requested and uploaded by Broker
    9th July - Proof of Deposit requested and uploaded by Broker
    12 July - Searches applied for
    19th July - Problem with Proof of Deposit upload - reuploaded by Broker with narrative
    19th July - Survey carried out
    20th July - Offer issued - checked and confirmed by Broker
    21st July - Contract checks complete
    22nd July - Additional enquiries sent
    23rd July - Survey report returned
    27th July - Documents reviewed and okayed with solicitor
    4th August - Searches back
    31st August - Final enquiries back
    8th September - Contracts signed
    15th September - Deposit money transferred
    28th September - Exchange
    30th September - Proposed Completion

    We *should* get an update from our sellers estate agent on where the rest of the chain stands, after the somewhat misleading claim that we wouldn't be done in September last week... I've checked my emails about 8 billion times already 
    😅

    Hoping we'll also get confirmation that our solicitor has responded to enquiries, and maybe even an update on our buyer's mortgage offer...

    There was a delay in receiving them but they have had them for about 2 weeks now. 

    They seem very efficient, but the not knowing is hard. 

    Sorry for the negativity. I’m just feeling frustrated.

    It’s tough isn’t it, you want to progress but don’t want to be shafted. Maybe agree with your vendor that this is the final compromise and state that to them as part of it.
