    We've had an update from our solicitors... we've now got another new solicitor. He feels that our lender should be made aware of the partial loft conversion, so has sent that to them for urgent response. He's also not totally satisfied with one of our enquiry responses... 

    But he's not aware of any outstanding information for our buyer's solicitor and says the hold up is that they are having "mortgage issues", which our estate agent is denying but saying they can't contact him. 

    I'm starting to feel like this is destined to go wrong...
    Gosh that sounds like a nightmare 🤯 can you push your EA to be more proactive? I know we were worried as 5 weeks in we had heard nothing about our buyers mortgage and no valuation but it came together in the end. Hope it’s something similar 🤞
    They have just come to life! Chased the buyer and BCC'd us into a chasing email to them & their solicitor. No reply yet, but hopefully we'll get something...

    5 weeks sounds like such a long time too! Glad you got it sorted - any news on your exchange? 
    That’s positive, I know my EA did similar and just helped alleviate my stress as I knew they were on it 😁 

    Nope, no news so I guess it’s waiting for tomorrow to come around now it’s so late in the day 😢 
    It seems to have worked! 

    His solicitor has been in touch with some truly bizarre further enquiries, but it's progress, I suppose. No news on their mortgage. 

    I'm shattered, I feel like I've done 4 peoples work today. My fingers are very crossed that tomorrow is the day for you!

  • I’m just beyond fed up now, still no contract pack 😩

    the vendor EA emailed them on Friday and said all parties need to complete by end of September so hopefully they will answer queries at lightening speed!

    That’s fantastic - I suppose bizarre enquiries are better than none! 😂 

    Thanks and I will have everything crossed too as I just can’t focus on anything else at the moment and it’s driving me insane 🙏 🤯😜

    Al searches back now and enquiries fully underway. Vendor's solicitor seems to be responding quickly at least, but the solicitors seem to be having a bit of a disagreement over what I consider to be minor details which is frustrating. All I'm hoping for is exchange by the end of the month. Solicitor still doesn't want to give any timescales. Also still in a no-man's-land with repairs and I haven't heard from the vendor via EA in a while. I think I will ask to speak to them directly (in a really relaxed and calm way to let them know how keen I am) if they allow it and I still don't have answers this week.

    My solicitor did call me for 1st time to give an update. Apparently my buyer was only asked to pay deposit today (although I was told this had been done last week, but whatever) so they're hoping to exchange tomorrow and presumably still complete Friday.

    Everything being so last minute is making me feel so uncomfortable.

    05/04/21 - Offer accepted for sale of house
    10/04/21 - DIP approved
    13/04/21 - Offer accepted on purchase of house
    28/04/21 - Mortgage application made
    30/04/21 - Mortgage offer received
    15/06/21 - Searches ordered
    28/06/21 - Searches received
    22/07/21 - Enquiries raised
    03/08/21 - Enquiries returned, 1 outstanding issue
    19/08/21 - Enquiries on purchase satisfied. Ready to exchange
    08/09/21 - Exchanged
    10/09/21 - Due to complete

    We didn’t exchange either so I completely understand how you feel…stressed is probably an understatement! Hopefully tomorrow will be more positive and exchange will happen for you 🙏
