    I got annoyed yesterday at all the murky comms, so sent two really clear emails... one to our solicitor asking if the buyer's solicitor was waiting for anything from us, and one to our estate agent asking for an update on our buyer's mortgage application. 

    Both have replied and completely avoided the questions 😡

    As far as I *know*, the rest of the chain is considering their options after being told by our estate agent that there are leasehold enquiries outstanding which will take "several weeks" to resolve, at least, and that our buyer needs a second mortgage valuation this week... 

    But the solicitors don't seem aware of any outstanding leasehold enquiries, and the estate agent has said she hasn't talked to the buyer since last week so doesn't know if the initial mortgage valuation went ahead last week. 

    I feel like I'm losing my mind. 
    How did you get the buyers solicitors address ? 

    We have no idea of this :D

    I paid mine 3 weeks ago.

    My buying has been a bit different as its a repo and its dealing with banks rather than home owners.

    Ah I see, we've not transferred ours yet because our solicitor hasn't said anything about it despite us asking. Seems a bit odd considering the time frames but this is my first purchase so I don't know.......
    This is my first purchase too, We got a email breaking down the payment details and then a letter delivered that had the sort codes etc on them.

    Id speak to them as they cant do much unless it's all paid up ! 
    Yeh, I don't want things to be held up any longer. Our solicitor is incompetent to be honest. We hadn't heard from her so sent her a break down of the deposit, HTB ISA, etc etc  asking her to confirm and  she hasn't responded to anything. 

    She had a call with us last week claiming a first time buyer was holding everything up in the chain. WE are the first time buyer and sent her everything months ago. Told her we didn't understand but she was adamant that there is another one in the chain
     (there isn't).

    Basically, the solicitor likes to pass the blame at every chance  but she's solicitor at the top and bottom of the 2 property chain and is holding everyone up. She claimed she hadn't had responses to enquiries, when in reality she's had them a whole month and only conceded that when we told her she knew she had them.  

    The only reason we know where we are at all with the sale is because the EA gives good updates when asked and we are also in direct contact with the seller. I'll be glad to see the back of her.

    I have no clue if vendor is being slow at getting back to his solicitor or is the vendors solicitors being slow. 
  • Uff, we've not had an update yet, our solicitor hasn't responded to our emails from last week so will have to call. Have you transferred over the funds?
    Yes, all done last week and confirmation received from lender that funds will be received on 9th. I think most solicitors request the day before completion to avoid any issues on completion day. Have you?

    Like Mrs Monster says, you should have had a completion statement sent which breaks down all of the costs and what additional funds you need to pay to your solicitor ready for exchange. You can’t exchange until you have sent funds across. Might be best to email your solicitor and ask for your completion statement. Hopefully your solicitor sorts themselves out and completely agree about the EA, that’s the only way I have found out some key things about other parts of the chain too!
  • Yes doing chasing today as haven't transferred anything apart from the search funds. I asked the solicitor to confirm the exchange deposit, total deposit (including HTB ISA) but I've not heard anything and as of mid last week she hadn't applied for the HTB bonus. Alarming!
  • Hoping to exchange again today. Waiting for confirmation that my buyer (bottom of chain) has funds clear. Not sure when he sent them but think Friday, so probs won't make any progress today. Nearly lunchtime now. I can feel Friday completion slipping away the closer we get to it :(

    10/04/21 - DIP approved
    13/04/21 - Offer accepted on purchase of house
    28/04/21 - Mortgage application made
    30/04/21 - Mortgage offer received
    15/06/21 - Searches ordered
    28/06/21 - Searches received
    22/07/21 - Enquiries raised
    03/08/21 - Enquiries returned, 1 outstanding issue
    19/08/21 - Enquiries on purchase satisfied. Ready to exchange
    08/09/21 - Exchanged
    10/09/21 - Due to complete

    Definitely chase and I think some on here have even gone to the solicitors office when they haven’t received a response (not sure how easy that’s is for you). Another option might be to look up your solicitors complaint procedure as it usually involves a senior partner checking they are on track. I know others have tried this which has led to progress.
