    We had the same problem - as with you, it wasn't a problem with our specific lender, but could be an issue both with re-mortgaging and selling later down the line. Also, that insulation can cause rotting to the timbers of the roof which can mean an entire re-roof in the worst case scenario.

    Luckily our sellers were very understanding and they agreed to pay for removal and allow us to inspect the roof's condition before exchanging. There's a company called "Spray Foam Removal" who specialise in removing spray foam, as most roofers won't touch it.

    I would start by talking to your sellers about what they're willing to do and then go from there. Hope you get it sorted!

    22nd June - Hard search (Transunion)
    24th June - Second hard search (Equifax)
    1st July - Extra documents requested and uploaded by Broker
    9th July - Proof of Deposit requested and uploaded by Broker
    12 July - Searches applied for
    19th July - Problem with Proof of Deposit upload - reuploaded by Broker with narrative
    19th July - Survey carried out
    20th July - Offer issued - checked and confirmed by Broker
    21st July - Contract checks complete
    22nd July - Additional enquiries sent
    23rd July - Survey report returned
    27th July - Documents reviewed and okayed with solicitor

    is it madness to go on holiday between exchange and completion?
    we have a famil holiday paid for by grandparents that needs to change. the house we own the buyer needs completion before our new build is finished so we were moving back to parents anyway. So were thinking why not use two of the back at parents weeks to go away?
    or is that mental
    On a side note I seem to have to user names on here which is strange.
    We're going on holiday to visit family next week - signing papers on Wednesday before we go so that exchange can go ahead while we're away if needed. As long as you can get out on time for completion I don't see any reason to not go away!

  • Didn't manage to exchange Friday, but trusting my conveyancer (famous last words, I know) on her 'confidence' that we will complete this Friday coming and started packing the house this weekend. I didn't realise I had so much!!!

    05/04/21 - Offer accepted for sale of house
    10/04/21 - DIP approved
    13/04/21 - Offer accepted on purchase of house
    28/04/21 - Mortgage application made
    30/04/21 - Mortgage offer received
    15/06/21 - Searches ordered
    28/06/21 - Searches received
    22/07/21 - Enquiries raised
    03/08/21 - Enquiries returned, 1 outstanding issue
    19/08/21 - Enquiries on purchase satisfied. Ready to exchange
    08/09/21 - Exchanged
    10/09/21 - Due to complete

    Fingers crossed for you @Monsternextdoor ! Wishing you all the best with the op and getting everything else done. It is hard to have that right in the middle of everything but once it’s done you can get on with the fun stuff and the new adventure.

    Its the first one in a series of three, I'm hoping that once I move the other 2 will happen faster or be able to be done at the same time to minimise the time in hospital and convalescence. 

    Im no good sitting on my hands so my OH will be off for 6 weeks to wait on me.

    That sounds like a lot to deal with at once @Monsternextdoor but hope they get done soon after and that your recovery goes well. I hope you get waited on and have a good rest after everything you have been through!

    Same here, just waiting for the bottom of chain to be ready to exchange, hope it happens today or tomorrow as I don’t think my nerves can take it if exchange doesn’t happen by then as it will be so close to the agreed completion date 😳
