  • I’ve just had a lengthy chat with our estate agent. She has a meeting with the md of the solicitors my buyer is using and she will be discussing our case (the meeting was not to discuss specifics but she said she needs to!) 

    ive had an email back to say the council have now received the request for the final search and they will have returned tomorrow!! Then hopefully 🤞🏻🤞🏻 They’re going to have to turn around very quickly because we need to complete by 25th august or the top of the chain will be out!! Our sellers mortgage offer expires 5th September too

    Hi All, 
    Hope you’re all good! Haven’t been on here for a while as our progress has pretty much slowed right down! And I mean right down!
    Mid June, we we’re told that our solicitors are just waiting for the final local search and for enquiries to be responded to and we would be able to start discussing exchanging… 
    Well fast forward to today and apparently we’re still waiting for the last local search and they have advised a date of the 14th August it’ll be back! WHAT? enquiries have finally all being answered, we’ve still not received any mortgage pack or F&F forms. 
    Anyone got any advice how I can speed this process up, because waiting another 3 weeks is an absolute joke! Our offer was accepted on the 29th April and us and the vendor are both chain free. 

    Any help would be much appreciated!

    Oh and to rub salt in, I contacted our local searches department and even they said the local searches were sent back to the search company on the 18th June!

    Lord help me!

    Today my conveyancer received the final forms needed in my purchase. Hopefully they'll do their job quickly and everything will be in order.

    Last week, the guy I'm buying from told his EA (who told me) that he had been issued his mortgage offer and it was on way to his solicitor. Today the EA gave an 'update' which is that (yet again) they're finalising the mortgage and hoping to have it offered this week. So what the heck was she talking about this week? This guy has taken nearly 4 months now to get his mortgage in place and I feel like a fool for waiting... Hopefully he's done pretty much all the conveyancing that he can because I don't want to wait another 6+ weeks waiting for the chain to complete.

    Just when I thought everything was coming together :(
    12/03/21 - House put up for sale
    05/04/21 - Offer accepted for sale of house
    10/04/21 - DIP approved
    13/04/21 - Offer accepted on purchase of house
    28/04/21 - Mortgage application made
    30/04/21 - Mortgage offer received
    15/06/21 - Searches ordered
    28/06/21 - Searches received
    22/07/21 - Enquiries raised
    03/08/21 - Enquiries returned, 1 outstanding issue
    19/08/21 - Enquiries on purchase satisfied. Ready to exchange
    08/09/21 - Exchanged
    10/09/21 - Due to complete

    We were supposed to exchange last Monday, on the Monday our solicitor couldn’t get hold of our buyers solicitors at all. I contacted our estate agents on Tuesday to chase what was going on, they eventually found out there was an outstanding indemnity policy on our buyers buyers property (we are in a chain of 5) we got told that would be solved by lunchtime on the Tuesday and we could exchange on the Wednesday, Wednesday comes and goes and then on Thursday we get told the issue is still an outstanding indemnity policy and will be sorted by Thursday lunchtime and then Friday comes and goes, Friday evening I get told our buyers buyer had disputed the indemnity policy and that’s what the hold up was and they’ve now agreed to it and we would exchange Monday (today) well today has been and gone and we still haven’t exchanged! That’s 6 days now! What should we do from here? It seems absolutely ridiculous! Do you think there is a a bigger issue going on that we aren’t being told about? I am contacting solicitor and estate agents daily!

    the latest nonsense on my GF's sale is the Mortgage solicitors have asked to see a draft buildings insurance policy - and the buyers useless solicitor has emailed the Estate Agent asking if they 'have a contact' who can provide this.  The Agent replied saying nothing to do with them and so we go on.  Of course they could have just got an online quote and policy or phoned an insurance company who would provide it.  

    My GF has now given a deadline of Friday 6 August to exchange or she's pulling out.  If it's beyond that date, we would need to use my back up mortgage offer anyway for our purchase and she's reached the end of the road with these people.

    Thanks @Deleted_User - I have been! I was just coming on to update.

    So after radio silence all day and all manner of things going through my mind, finally heard late this evening that the bottom of the chain’s solicitor have confirmed the funds. I am waiting for confirmation from my solicitor as have yet to hear that’s a fact but fingers crossed something will happen tomorrow.

    I think there are some other bits going on behind the scenes with solicitors regarding the breach of contract but I just want completion at this point. 

    So watch this space and hopefully I can share some positive news tomorrow.
