    If we are at the stage where,  in the whole chain:  all mortgage offers in place, all searches back, all enquiries satisfied… does this mean we are getting close to exchange?  

    Yes you should be, resolving enquiries is generally the final step before exchange. That said, I had to wait three weeks after that stage until we actually exchanged simply because my buyer’s solicitor was overwhelmed with other work...

    Coming to the end of another week and haven’t heard anything since last Friday when my solicitor called to say completion won’t be going ahead on the 15th today. 

    Really frustrated by the executors solicitor they have been very slow and not giving proper information to my solicitor. When she called last Friday she received an abrupt email from venders solicitor saying they never agreed to the 15th, bearing in mind they suggested the 1st July then last moment told my solicitor they lost the title deeds and had to request a copy, then failed to give other information my solicitor needed. 

    So she advised me obviously we can’t complete on the 1st and to put it off for a week which she would advise the other side now they say they aren’t ready. 

    Absolute shambles of a solicitor with a horrid attitude!! 

    We are now at the start of week 10 since offer was accepted. No chain property that has been empty for 3 years and we are FTB. 

    Sometimes no chain isn’t as easy to complete as what I first thought. 

    Really hoping by Friday 5pm I will have some sort of update

    Our chain has just completed (again) and end of chain is a probate purchase. I'm trying to be positive as we're just relieved our vendors have found somewhere else quickly (after being gazumped). It's their onward purchase buying a probate property, making 4 properties in chain (5 parties). What has your experience of probate been? Has it been a long journey? Anything you can share of the experience would be much appreciated ☺️

    Hi, we viewed the house back in April, was told they are preparing probate which will take around 4 weeks before they send it off for probate to be granted,they had a little delay as couldn’t locate the will but found it a week later, the EA have said that probate registry have received the application so it’s now a waiting game, I have chased the EA for news as I wanted to know where we were in probate etc, the good thing is we were lucky we could start searches and sort enquiries while we wait for probate, now my solicitor have got all searches and enquiries bk she happy and have emailed there side regarding probate, I’m hoping they can push it through as we ready to exchange lol or is that wishful thinking lol we have been waiting almost 3 weeks so far as you don’t start counting the weeks for probate to be granted until they receive it in the probate registry 🙁 do u know when they sent there application for probate

    Morning all, 

    Called Sols on Monday to see what the update was... they said that they use a Third party to gather all search results for them. Council has confirmed that they have send theirs back and the Sols have said they will chase this up as they were expecting them to be back by now. 

    When we bought our current property, our sol send us all the fixtures & fittings docs to review whilst the searches were happening to give us chance to review. This time, we haven't received anything yet but just been told that they are waiting on search results. Do these things tend to differ between sols?

    Well I'd be amazed if we exchanged, let alone completed this week. Sellers solicitors are now being super slow and getting information about what the hold up is from mine is like getting blood out of a stone. 

    Hope everyone else has better luck.

    We are totally ready to exchange - transferred our deposit yesterday and hand delivered the final thing they were waiting for (a missed signature). We are chain free, the house we are buying is chain free and it’s been 11 weeks since the offer was accepted!
    Just waiting for our solicitor to get in touch… waiting, waiting…

    Hi - Can I join in here - feeling stressed about the whole process, so maybe writing it down here will help me feel calmer!
    Background - looking to downsize and move to a nicer area of town.

    Timetable so far:

    May 10th 2021 - accepted below asking price offer on my house, from first time buyers
                               Solicitors instructed.

    May 15th 2021 - Had asking price offer accepted on another house- owners already have somewhere else to move to.

    May 18th 2021 - Memorandum of sale issued.

    May 19th 2021 Solicitors send through paperwork

    May 21st 2021 Paperwork returned to solicitors.

    June 18th 2021 Buyers surveyor comes

    July 12th 2021 Rang up solicitors for update - told draft contracts issued for both houses, searches done and enquires being raised on house sale and searches been sent off for on house purchase.

    July 15th 2021 Answered buyers's solicitor's enquiry about something that came up on the survey

    July 15th 2021 Heard that the buyer is concerned about something mentioned about the roof in the survey, and wants two roofers to come and inspect - estate agent asking for more details, waiting to hear back from them.

    This is not the first time I have brought and sold and the process is as slow and frustrating as ever - the main hold up this time is how long it took for the buyers surveyor to come - more than a month after accepting the offer!

    When we contacted our surveyor his first sentence was “we are taking bookings for the end of July”, which was then a month away!  I could have run round and tried to find one sooner, but I suspect that they are all struggling.
