@sw7 exactly id feel the same as you. When my removal guy said on Monday that the 25th June was his earliest availability I just booked him , my estate agent got funny saying I shouldn't have as we've not exchanged but I thought I'll never find an available one if I leave it another week and we are only waiting on my buyer to send his contract back. I want to go round to his house and say I'll take it to the post office but think that may be frowned upon 🤔1

Today really seems to be a day of good news all around. All the best to those who are making progress and going though this graciously. We are inching closer to ours - we finally managed to get the Completion Certificate required by the Lender for the Underpinning works. Keeping fingers crossed to hear from them they are happy to release the money. Once that happens, we wil discuss the dates...so.. keep calm and carry on!

How long did everyone wait for a draft contract?Neither Solicitor or Estate agent seem to think 4 weeks is unreasonable, but I’m not so sure 🤷🏼♀️ It’s been four weeks since it was requested, been chased twice by our solicitors and several times by estate agent but no one has even managed to get any response from the vendors solicitor 😩FTB 85% LTV Employed Previous furlough/flexi furlough (no furlough since 9/2020

So happy to see so many exchanges and completions since I last checked in, congrats to you all. To those who are close, everything is crossed for you, and for those like me who are still waiting, waiting, waiting let's get drunk!My update is that there is no update. There has been no movement or progress for nigh on three weeks. My solicitor is still waiting on the LA to respond to one of the enquiries. It surely can't take as long as this to respond, it would probably take them all of 30 seconds to get the info we need and then email it over but no, they just can't manage it. On the other side the EA can't get hold of buyer's solicitor but I'm guessing she's on holiday this week. I've found a gorgeous house to rent that isn't available until early August and I can well imagine it will take that long to get this over the line. 21 weeks and waiting (and counting!).Good luck everyone for tomorrow, I hope you all get some good news2

Before the seller's solicitor sends your solicitor the draft contract, this is what happens:
Seller instructs solicitor
Solicitor sends seller their terms of business, their ID form for completion, the protocol forms for completion (Property Info Form/Fixtures & Contents/Leasehold Info Form)
Seller sends the signed terms of business letter back, sends their certified ID and the ID form back, completes the protocol forms and encloses any copies of certificates/building regs or other associated paperwork. The seller may also need to pay some funds to the solicitor to start work.
Once the solicitor receives all the documentation, the ID is reviewed and an AML check is made.
Solicitor opens file and sets up an online account/tracker for the seller.
Solicitor orders copy title documents from Land Registry
Solicitor drafts the contract
Solicitor copies or scans all documents
Solicitor sends the documents and draft contract to the buyer's solicitor.
Believe me, 4 weeks is not unreasonable. If your Solicitor and the seller's EA have been chasing several times, I can see why the seller's solicitor does not want to speak to them during a time of unprecedented demand.0 -
