@asbear congratulations, I'm in Kent and have arranged a man with a van, so much cheaper than the quotes I was getting from bigger removals. I actually booked mine Monday for the 25th as that was the earliest he could do. Id call some and check availability as they are getting so booked up
Many thanks! Where did you book it through? I used AnyVan twice before but are there better ones?

All those about to exchange/have exchanged when did you have to provide proof of funds to your solictor? I just feel like mine has left it late to even ask for it. Surely this could have been done alongside everything else? Or am I missing something that means it's gotta be done closer to exchange?
Proof of funds is the very first thing my solicitor asked for, together with my ID's, and same did the EA and the lender provider. They wouldn't have started working on my case if I hadn't satisfied the anti-money laundering checks in the first place. I'm not sure if it's a pre-requisite for the solicitor, or if it depends on the internal policy of different places on when to do it, but why do you think it is late? Are you close to exchange and your solicitor hasn't asked for proof of funds yet?
All searches are back, enquiries are mostly answered, I think 1 is outstanding. I've signed the contracts and the mortgage deed. We thought we were close to exchange. Last Thursday I got an email saying they could now check proof of funds (I did send a proof of funds form back with a copy of the divorce settlement when we instructed the solicitor back in march) they asked for current bank statements and saving account, then statements showing the credits to my account and transfers to my savings account plus now proof of the small gift given by my partners mum (which doesn't form part of the deposit but has been used to cover fees) just wondering if I should be annoyed that its so late when we offered end of Feb, instructed solicitor in march, mortgage offer came through end of April (another long story of mistakes!) And searches have been back since April also.
It sounds to me like they could have asked for all documents at an earlier stage, but I wouldn't worry too much about it, if everything is in order it shouldn't take them too long to do these checks, as far as I know.
I totally understand and share your pain with having all things ready for a while, as for your knowledge, and things are still not moving! Nothing really has been moving for me since I received my mortgage offer at the end of April. Hopefully you get news soon and you are not too far away from exchanging!
Thanks, hopefully you're right and it won't take too long but it doesn't look like we will be able to hand in our rental notice on Monday now... sigh. At least it's only a months notice required. Funny because I asked my solicitor when we got our mortgage offer in April if 14th June sounded doable to complete by thinking we could hand our rental in on 14th May.... thank god we didn't!

Totally! When I got my mortgage offer I asked the same question to my solicitor and she was "hopeful" we might be able to complete before end of May, provided that the seller answered the 2 outstanding enquiries. They answered them, but we still have no dates... I'm not going to give notice to my landlord until after my solicitor confirms exchange happened and a completion date has been agreed!!

Same with us now, we can't take the risk. There's zero chain its just us buying and our vendors are already sorted so no onward. I really thought it would be quick and easy. Found out two days after our offer when we couldn't get a high street DIP with our first broker (despite having our credit files and saying we would be fine, my previous mortgage wasn't showing as settled and wasn't being declared which was the issue) who then dropped us quite quickly, that it wasn't going to be as straightforward as we had hoped 😅 our eventual mortgage application got cancelled due to more mistakes and we had to reapply !! Final.hurdles now I guess lol

So it doesn't look like exchange is happening today for us. The solicitor had implied that it would be done and dusted by the afternoon, but my patience got the better of me and I started chasing. Turn out that (a) one person in the chain didn't sign something, and (b) someone else in the chain can't find a removals company so won't agree to the date that the other 6 parties are happy with.

It can't be that hard can it? If it gets us over the line I would be happy to drive round with a Luton van myself and personally empty their house...

So we've just found out our buyers are now reviewing their decision to proceed as there's a change in their work circumstances  (they are going to be full time at home vs in the office) so the location we have near a train station may not be ideal for them anymore.
Not the ideal end to the week!
