    If you ignore the boxes - yes! Expecting a few trips up the loft to hide things should the worst happen come Friday...

    If you trust your girlfriend and truely believe that things will work out, why not have her put in whatever contribution that she can and have her name on the deed as tenants in common or something. Or would the bank require it to all be in your name to get the mortagage?

    Has to be my name 
    only to get the mortgage.  Can't have a sole mortgage and dual ownership.

    Now we are just waiting on the draft contract from our sellers so we can get going with all the enquiries which I hope can be done pretty quickly if everything looks ok!
    Thought I would add my update on here since everyone else has been so helpful 

    27/04 Draft contract received 
    28/04 Homebuyers survey 
    29/04 Report received - a few things on there but happy to resolve ourselves 
    07/05 First lot of enquiries raised with sellers solicitor - however no report on title yet due to it being an unregistered property and title hasn’t been sent to solicitor yet. All other reports have been sent (minus anything from enquiries!) 

    So now I guess it is just a wait to see how quickly the sellers solicitor responds to mine! Hoping for an early June completion but not overly optimistic!

    No a big fail apparently the top of the chain are waiting for the release of something the solicitor called my partner so I guessing that means funds mortgage maybe? But thanks so more nail biting tomorrow

    I've been posting in the NW mortgage thread. Mine seems to be going along pretty darn quickly. Anyone here comment if it seems I'm ahead of the curve (at least in terms of things from my side). 

    15/04 - Offer on house accepted
    16/04 - Solicitor's had already been arranged and so instructed + Sales Memo sent by EA.
    16/04 - Application processed through Broker - Submitted Payslips, Proof of deposit etc
    16/04 - Soft Credit Check pass
    22/04 - Valuation carried out (according to Broker)
    25/04 - Hard Credit Check by Nationwide
    26/04 - Valuation returned to Nationwide
    30/04 - Searches received - no major red flags, couple of enquires made.
    10/05 - Mortgage Offer Received

    Homebuyers survey scheduled for 20/05, so assuming nothing major is found in that. I don't know what else there is left to do except wait on the seller. I've asked my solicitors yesterday to find more on the chain, I know the seller had found a property when I placed the offer. Least the seller told me that when I bumped into him as I was finishing the viewing. But I don't have any other information than that. 

    Solicitors have been pretty good with communications so far, hopefully hear back in the next day or so about the chain situation.

    The Hackney mayor tried to get SD extension for people buying in the area as many are waiting months for them to come back so are more likely than not to make it by June

    It was a typo! The survey said they 'did note japanese knotweed in the garden'. I sent an email asking for the exact location, photographs and any other evidence and they replied back saying they missed out the NOT haha phew indeed!

    I'm buying in Tower Hamlets, the survey sites that have been mentioned in this thread showed 28 and 35 working days... so I'm really not sure why the solicitor has said it'll be so long?


    Haha! Jeez what a typo to have!

    Theres been a slight influx of buyers since they announced the sd extention back in March, so could possibly be a big back log of searches they're dealing with

    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!
    03/06/21: Completion

    Reader, the paperwork did not arrive *eyeroll*

    Ultimatum has been sent. They have until Friday, or the house goes back on the market. 

    Trying not to get ahead of ourselves, but if that happens we're likely to move out to stay with family. I'm not sure I have the strength to be in the house any longer!

    I can't quite believe this - but a miracle has happened. The buyer drove two hours from London to hand deliver the paperwork. We have no idea what is in it, if it's complete or what. But it's there. And it has to be a sign of commitment.
