    Phoned my solicitor for an update. They have my signed paperwork. The bad news is they still are outstanding 2 enquiries from 4 March and a further 1 they raised off the back of the searches in mid April. They said they are getting quite annoyed with our seller's solicitor now who is not responding despite several chaser emails.
    I already chased the EA last week who said they spoke to the seller's solicitor and they responded to the ones from 4 March already and would deal with the search enquiries last week (although also mentioned something about not expecting to hear anything until w/c 17th May).  They haven't done what they said apparently according to my solicitor. The saga continues...

    If you trust your girlfriend and truely believe that things will work out, why not have her put in whatever contribution that she can and have her name on the deed as tenants in common or something. Or would the bank require it to all be in your name to get the mortagage?

    My surveyor apparently made a mistake and the property is knotweed free!!
    Hurrah!!!!
    I've asked the solicitor to find the blueprints of the building so we can work out if the internal wall whcih is bulging actually is a structural wall, my dad is an engineer and pretty savvy about most things so he's been a great help even if he is in Australia.  We just spent 2 hours on the phone with him using google street view to explore the area and check out what all the other houses are like. It was actually pretty cute :)

    The sad news is that the local authority survey isn't due back until the 12th July which is just ridiculous.  That's 11 weeks after it was applied for...

    Due to complete on Friday still haven't exchanged. Solicitor called for authourtiy this morning not heard anything back it's awful the waiting.

    It's ultimatum day. Buyer said paperwork was sent yesterday (third time now). Their solicitor has heard nothing from them.

    If the documents haven't arrived by 3pm, we're issuing an ultimatum which is clear that Friday is our line in the sand. Nothing by then, we'll consider all options. 

    Sincerely hoping this does the trick and we don't have to relist, but I'm really not confident.

    Did the surveyor say why he mistakenly picked up japenese knot weed?
    Are you buying in Hackney (London) - There's been a cyber attack and its taken months for searches to get back.
    The Hackney mayor tried to get SD extension for people buying in the area as many are waiting months for them to come back so are more likely than not to make it by June

  • @BountyBlink that is really useful, thank you! According to our estate agent the chain below is is relatively well progressed and our buyer are moving in with family once their sale is completed. Apparently they are working towards the June stamp duty cut off, so they have an incentive to keep things going.

    They are all freehold and it's FTB - couple - couple - our buyer. I don't know the status of searches etc, but I'm sure I can find out from my EA. Based on the info they provided when giving the offer they are reasonably well progressed.

    That's good advice re surveys, the one we had done on our current house was less than useless, yet we still feel the need to get one done on the next house!

    I'm slightly concerned as there is something we'll be declaring on the property info form which may prompt further questions (vague but I'm a bit wary about sharing too much) and I think I just want to get to that stage to see what happens. I've gathered all certs/guarantees etc. and have practically drafted answers for all the questions... I sound like such a weirdo!

    It was a typo! The survey said they 'did note japanese knotweed in the garden'. I sent an email asking for the exact location, photographs and any other evidence and they replied back saying they missed out the NOT haha phew indeed!

    I'm buying in Tower Hamlets, the survey sites that have been mentioned in this thread showed 28 and 35 working days... so I'm really not sure why the solicitor has said it'll be so long?
