  • Last of our searches came back today-yay! Followed by YET ANOTHER enquiry from our buyer, weeks after we’d answered their last one. There seems to be a lot of confusion regarding the land surrounding our current house and I’m tired of answering the same questions over and over again :(

    Spoke to my solicitor by phone, and she is now happy full consent has been given and is going to start contacting the parties in the chain to put forward a completion date of June 3rd/4th. My vendor wanted to complete by month-end, so fingers crossed they are ok with this. Just want to exchange now, so I can finally breathe.
    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!
    03/06/21: Completion

    We had this with our first buyer. An endless stream of queries over the management fee - despite us being clear we'd given all the information we could find. Exhausting!

    Me and my vendor (top 2 in the chain) are being met with complete silence.... This is the most exhausted I've felt throughout the whole process. The bottom of the chain only came into the mix late Jan so they're not getting the urgency 🤦‍♀️

    I am just in the process of applying for a mortgage with the Halifax to get the difference whilst my GF re-sells.  As completion is not until 1/9, we may not need to mortgage, but I will need to have it in place before exchange just in case.  If that doesn't work, then we will lose the new house, so fingers crossed.

    Another day in purgatory. For the umpteenth day running our buyer has said they have posted their documents 'today'. Rapidly tiring of the lies and honestly not sure what they are trying to achieve by doing so.

     We do now, at least, have a plan. 

    If the paperwork fails to materialise tomorrow, we issue an ultimatum that if it fails to arrive by Friday we will 'consider all options'. If nothing by Friday, we're putting the house on the market (mainly, in the hope this pushes the buyer along).

    All out of patience and finding it hard to believe how quickly this has all turned south...
