  • Sorry to hear about so many ongoing dramas. I think I am going to withdraw my offer from the property I was planning to buy. Ironically my mortgage was approved last week after an initial hiccup when the lender's surveyor raised concerns about the state of  the property.  That was all resolved however I then received my solicitor's report and searches. The property has an elevated risk of flooding in any given year amongst other concerns (I feel a bit blindsided and also quite silly as I only live a couple of miles away from the property but had no idea it was so close to the river).  I know this occurs on many reports but owner has been extremely evasive about proving he has current buildings and content insurance after stating there were no issues with the premiums etc. There are other concerns apart from this with the seller refusing to provide basic information about the property and I'm also finding the EA  difficult to deal with. He is very abrasive on the rare occasions he's spoken with me and the last time I called to discuss my concerns he just talked over me and barked questions about the progress of my sale as my vendor wants to complete ASAP.  Just feels like lots of red flags. Very disappointing as it's unlikely I'll find another affordable property in this sought after area so ideally placed for me and the kids.

    It looks like I'll be moving into rented if/when my sale completes although that is dragging as well. Feeling very despondent!

    My signed paperwork should be hitting the solicitor's mat today or tomorrow. 
    A couple of enquiries still remain for vendor's solicitor to answer and then we are ready to go. Hoping to hear something this week but was told vendor is working in London this week so won't be able to pick up any post from their solicitor- I don't even know if they have signed their contract and transfer docs yet as their solicitor is slow. 
    Can't really chase now until next week when the vendor returns home. I did a little drive by/peek through the window of the house I am buying over the weekend- still very much in one piece and empty. The fact it is empty and I could be living in it just adds to the frustration.
     Just want a date agreed now, we are at the final hurdle but still feels so far away and like it is never going to happen. Over 3 months living with family is getting hard now, I need my own space and to be able to live independently again. If I ever sell/buy in the future (hope never to go through this process again) I will not be breaking the chain to move in with family.

    @amandacat - it's so hard isn't it? I had no choice as my rented flat was sold, I moved in with my boyfriend, which in some ways is lovely, but both of us trying to work and raise 4 kids in a tiny 3-bed semi during lockdown/restrictions/poor weather is really tough and we are all desperate for our own space. I'm in the same position in that we are waiting for just one thing, have been for 6+ weeks and there's just no end in sight. My ex has agreed to break the chain and complete on June 4th, although our solicitor is hesitant to proceed yet despite us both asking her to, because she wants to wait for an update this week. Sigh. Given the speed at which she replies/acts, it will be June 4th 2025 at this rate. Hope you get some movement very soon, I'm sure it will just happen randomly and then it will be all systems go.
    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only

    Neither us nor the seller are in a chain, so really hoping we can exchange before end of June but not holding out breath!

    7/4 - Offer accepted on a property 
    14/4 - Valuation booked by lender
    15/4 - Down valued by 20k
    21/4 - New offer negotiated
    21/4 - Mortgage offer received!
    26/4 Memo of sale issued 
    30/4 Homebuyers survey 
    5/05 Draft contacts received
    6/5 Searches raised (should be received by 27.5.21) 
    7/5 Queries raised by our solicitor 
    10/5 Title deeds etc signed by us and send back 
    13/5 Purchase contract and transfer signed and sent back
    20/5 Enquiries received from seller in part (2 queries outstanding)

    So my solicitor is on annual leave AGAIN, after refusing to take my calls last week because she was still catching up from having been on annual leave the week before. She is just the gift that keeps on giving!

    Thanks x we have been to the tip I have been bleaching the kitchen cupboards and bathroom to the point of my eyes stinging ready for the new owners lots of packing to do Wednesday and Thursday. I am so excited it's taken 6 months x

    Thank you. Apparently her deposit was coming from family overseas and the lender didn’t like that! 
    that's exactly our situation.  Deposit coming from China.  It's not a definite no yet, but after a month waiting following the valuation, we're just going to put the house back on the market.

    You are definitely doing the right thing. My buyers survey was done end of March and when we still didn’t have an offer a month later I should have just listed my property again rather than wait patiently only for them to then pull out anyway!

    Yes, my GF's valuation was done 4 weeks ago and we keep being told 'soon'.  We've given them 2 more days to get their broker to get a definitive decision from HSBC or it's going back on this week.  I had a general chat with the HSBC mortgage team on Saturday about the situation and they said the buyer must be missing important docs if it's taking this long.
