    We're away on our very-delayed UK honeymoon as of next Friday and desperately need to book a storage unit and removals firm. We've done as much as we can and I'm terrified of jinxing our situation if I go ahead and start firming up bookings! 
    Yes, but they would need to ensure deposit was transferred today. I would if I were you get onto your selling agent, tell them to contact your buyer and ask them to transfer deposit funds today in readiness for exchange tomorrow. Also, depends when completion is as some lenders want 7 days to drawdown funds and some only 1-3 days. Hope that helps 
    Thank you, this is really helpful advice. I'm always so worried about chasing people too much - I must have been in touch with our Estate Agent daily for two weeks now - but will give them a nudge and ask about the deposits. Fingers crossed.. Fortunately we have no onward purchase so completion dates we can be very flexible with.

    A few house moves ago back in 2008 I had an issue that needed to go back to LR and my solicitor managed to call the department and have my issue pulled and dealt with that day, I remember my solicitor citing “a chain a house mouse including young children and about to be made homeless” I think was the wordings my solicitor used. Can you not ask your solicitor to pick up the phone to them? 
    Yes, I'm going to give it until tomorrow to firstly check if the vendor's solicitor has submitted it to the LR, then I'm going to see if they will push it - the circumstances you mention are pretty much ours, the chain is at risk and we are really cramped with 4 children in a tiny property - it's either that or homelessness on my part! Really hoping if I pester every couple of days, more can/will be done, but that might be optimistic!

    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned

    Pushing as best I can from my side but also trying to work full time, from my mums whilst scoping out 24hr care for my dad who's also had a second stroke.... Will the world just give me a break!!

    Had a bit of a stress meltdown today, for some reason I thought I'd opened my lifetime isa last April, found out today that it was actually 25th June!!! So the isa provider can't transfer the funds to my solicitor until the 28th June. Apparently they can request them beforehand and just arrange for transfer on this date. 
    At the moment we're still on enquiries which I get the feeling will be taking a while anyway based on progress so far, searches and survey are done. We haven't signed anything for land registry or contracts or anything yet so I'm hoping our isa delay won't significantly have impacted our timeline. 😥
    I've emailed all the information over to our solicitors, and suggested we make monday the 28th June a target for exchange with a completion same day or later that week. Not heard back from them yet.
    Feeling really frustrated with myself for not realising this sooner 😔

    Hi ,

    I was just wondering if someone could help , also does this happens a lot ?

    I’m in a process of buying a house , and the local searches came back a few weeks ago .  

    There’s a few mistakes on it , which I have raised with my solicitors and they are checking with the sellers/ council. But so far no answer from them. 

    Issue 1 : there’s a footpath at the front , which is a public right a way , but the search report says it’s at the rear of the property. 

    Issue 2: search says that the parking in the front is not adopted. But there’s no parking at the front at all. It’s a grassy area with loads of high trees and wooden low fence. 
    Past the trees and fence there’s Private unadopted road. 

    I’m familiar with the area , and my sister lives close by so I know the above things are incorrect in the search . 

    I do want to have a correct search report. 

    This is my first time buying , so wanting to make sure everything is correct. 

    Do you think I should email the company who down the searches ? Or just wait for my solicitor to chase it up ? 
    I’m still waiting for the home buyers report to be done ( 18th of May ) so plenty of time to sort this out. 

    What do you all think ?

    Oh no, I'm so sorry to hear that. It's my worst nightmare, and seems to be happening a lot at the moment. Hope you find something else you love just as much or even more, when you find the strength and energy to go through it again.

    The sad thing is I only managed to get this new place in my price range as it needs a lot of modernisation, if I lose it the chances of being able to find anything else in this area is low. How is everyone else staying sane?!


    I'm in a similar situation, I feel like I've done very well for myself despite all of the work the property needs and I'm anxiously chewing my nails worrying that someone else might realise that!

    Definitely not staying sane over here ... if anything I've driven myself more insane by trying to start figuring out some of the renovations.

    Had the survey on my sale this week.  Apparently only minor issues but full report is due tomorrow.

    GF's sale is still problematic - still no mortgage offer 3 weeks after desktop valuation and buyers solicitor has still not raised enquires 6 weeks on even though she knows we have a developer deadline for our purchase.

    We will probably have to request an extension to our deadline.  It has to be in writing as our SDLT incentive is tied to the exchange date.
